What we deliver and which problem we solve

    What we deliver

Infra Remonti EOOD provides comprehensive and professional demolition and construction waste removal services, which are a critical first step in any quality renovation. Our activities include removal of non-load-bearing brick and plasterboard walls, demolition of old render, screeds up to 10 cm thick, dismantling of floor coverings such as terracotta, parquet, and mosaic, as well as complete destruction of old bathrooms and kitchens. Our teams are equipped with professional tools from brands like Hilti, Bosch, and Makita, including rotary hammers, breakers of various power (from 15 to 45 joules), diamond discs for precise cutting, and specialised industrial vacuum cleaners with HEPA filters for maximum dust capture. We operate in Varna, Burgas, Plovdiv, and Sofia, applying adapted logistics plans for each city, tailored to local noise regulations and waste disposal. For sites in central city areas and zones with difficult access, we use specialised bags and smaller transport vehicles to minimise inconvenience to neighbours and comply with all regulations. We don't just 'demolish'; we perform engineered demolition, preparing the perfect foundation for subsequent renovation activities.

    Which problem we solve

The main problem we solve is the risk of chaotic, incompetent, and illegal demolition. Many owners face serious consequences from hiring unqualified 'handymen': structural damage to load-bearing elements, hidden damage to plumbing and electrical installations, leading to expensive subsequent repairs. Uncontrolled spread of fine construction dust can harm the health of residents and neighbours, and lead to conflicts in multi-owner properties. We eliminate these risks through strict planning and execution. Before starting work, our technicians conduct an inspection to identify load-bearing walls, installation routes, and potential hazards. We apply dust control methods, such as wet demolition and sealing the work area with dense polyethylene sheets, as well as using powerful vacuum systems. The problem of illegal waste disposal, which leads to fines for the client of up to 5000 BGN, is completely resolved. Infra Remonti EOOD holds all necessary licenses for transport and delivery of construction waste to regulated landfills, providing the client with a document for every tonne transported. In this way, we ensure not only clean work but also legal and financial security for our clients.

What does the 'Demolition and Waste Removal' service include?

We offer a full package of activities that guarantee a safe, clean, and legal start to your renovation.

    Preliminary inspection and structural analysis

Our technical manager visits the site to assess the existing structures. Load-bearing walls, columns, and beams that cannot be removed are identified. An action plan is developed, outlining the demolition sequence and high-risk areas, ensuring the structural integrity of the building. This step is mandatory and free of charge.

Securing and isolating the work area

We seal the work area from the rest of the property and common parts with dense polyethylene curtains and reinforced tape. Floor coverings in corridors and lifts are covered with protective felt mats and corrugated cardboard to prevent damage and contamination. All doors and windows in the demolition area are sealed to minimise dust spread.

    Controlled demolition of non-load-bearing elements

We perform mechanised and manual removal of brick walls (single and quadruple), aerated concrete walls, and plasterboard. We use a combination of Hilti TE 700-AVR electric hammers and lighter rotary hammers for precise work around door and window frames, avoiding vibrations that could damage adjacent structures or render.

Precise cutting of openings with diamond disc

For creating new doors, widening existing openings, or demolishing specific sections in concrete and brick, we use specialised diamond disc cutting machines Hilti DC-SE 20. This technology provides clean and precise cuts with minimal vibrations, preserving the integrity of the surrounding structure and eliminating the need for subsequent corrections.

Dismantling of floor coverings and screeds

We remove all types of floor coverings – terracotta, granite tiles, parquet, laminate, mosaic. Then we demolish the underlying cement screed to the desired level, usually until the reinforced concrete slab is reached. We work with powerful floor breakers, which speed up the process and ensure uniform material removal, preparing the base for a new, even screed.

Complete demolition of bathroom and kitchen

This service includes demolition of wall tiles, floor tiles, removal of sinks, toilets, bathtubs, and shower cabins. We dismantle old plumbing pipes (horizontal and vertical risers, if provided in the project), kitchen cabinets, and countertops. The work is carried out carefully to prepare the room for complete replacement of installations and new waterproofing.

Dust control and capture with HEPA filtration

Throughout the entire demolition process, we use powerful industrial vacuum cleaners directly connected to the tools, as well as air purifiers. All systems are equipped with HEPA H13 filters, which capture 99.97% of dust particles down to 0.3 microns. This drastically reduces dust in the premises and protects the health of workers and occupants.

On-site sorting and packaging of waste

All construction waste is sorted on-site into at least four categories: concrete and bricks; metals (reinforcement, pipes); wood; and mixed waste. Waste is collected in strong, reinforced polypropylene bags with a capacity of up to 40 kg, which are resistant to tearing from sharp elements, prepared for safe removal.

    Removal and loading of waste

Our teams manually remove packaged waste from the site to the transport vehicle, without using the rubbish lift (unless expressly authorised in writing by the building manager). For larger volumes or on higher floors, we install temporary chutes for construction waste to optimise the speed and safety of the process.

Transport and legal disposal with documentation

We transport waste to a licensed regional landfill for construction materials. Infra Remonti EOOD is a registered carrier. After disposal, we provide the client with a weighbridge ticket or certificate, certifying the exact weight and legal disposal of the waste. This provides full legal protection against possible sanctions from municipal authorities.

Our Process: 8 Steps to a Clean Start

We follow a strictly regulated procedure to ensure efficiency, safety, and predictability at every stage of demolition.

    1. 1

Step 1: Free on-site inspection and offer (Day 0)

Following your inquiry, our technical manager visits the site within 24 hours. Measurements are taken and the complexity, access, and volume of work are assessed. We discuss your requirements, and within the same day, you receive a detailed, fixed price offer, which includes all activities from demolition to waste removal, with no hidden fees. The offer is valid for 30 days.

    2. 2

Step 2: Planning and preparation (Day 1)

After accepting the offer and paying a 30% advance, we schedule a start date. We prepare the necessary documentation and notify the building management of upcoming activities, if necessary. Our team prepares the site – securing common areas, building dust protection barriers, and delivering initial equipment and consumables.

    3. 3

Step 3: Disconnecting utilities (Day 2, morning)

Before commencing any demolition activities, a qualified technician shuts off and secures all utilities in the work area – water supply, electricity, and gas (if applicable). Points are isolated and clearly marked to prevent accidents. We re-check all areas with a voltage detector and for hidden cables.

    4. 4

Step 4: Main demolition (Day 2-4)

Actual demolition work begins, starting from the innermost rooms outwards. We use powerful Hilti TE 1000-AVR breakers for floors and walls, while a dust extraction system operates simultaneously. Work is carried out in stages, room by room, to maintain order and facilitate subsequent waste sorting. Noisy activities are performed only during legally permitted hours.

    5. 5

Step 5: Precise work and cutting (Day 3-5)

After removing the main volumes, the team moves on to finer activities. This includes precise cutting of door openings with diamond machines, fine shaping of edges, and removal of residual elements. At this stage, door frames, windows, and other built-in elements that will be replaced in a later stage of the renovation are also dismantled.

    6. 6

Step 6: Sorting and packaging of waste (Ongoing)

Parallel to demolition, another team member constantly collects and sorts waste into reinforced bags. We separate concrete from bricks, metals, and wood. This is not only a legal requirement but also optimises the transport and recycling process. Bags are temporarily stored in a designated area of the site so as not to impede work.

    7. 7

Step 7: Removal and transport (Day 4-6)

After accumulating enough packaged waste (usually after completion of demolition in one room), we organise a waste removal trip. We use trucks with a load capacity of 1.5 to 5 tonnes, depending on the volume and access to the site. The second instalment of 40% is paid after successful transport of over 50% of the waste.

    8. 8

Step 8: Final cleaning and acceptance (Day 7)

After all waste has been transported, the site is thoroughly cleaned with an industrial vacuum cleaner. We remove all protective coverings from common areas. A final inspection is carried out with the client for acceptance of the work. An acceptance-delivery protocol is signed, and the remaining 30% is paid. We also hand over the documents for the disposed waste.

Materials and equipment we use in the process

The quality of demolition depends not only on skills but also on the tools and consumables that ensure safety and cleanliness.

    Woven polypropylene construction waste bags

We use high-strength woven polypropylene (PP) bags with a density exceeding 90 g/m². They are designed to withstand a load of up to 40 kg and are resistant to puncture by sharp objects such as rebar pieces or broken tiles. This eliminates the risk of waste spillage on stairways and common areas, unlike standard plastic bags, which tear easily.

    HEPA H13/H14 Industrial filters

All our professional vacuum cleaners and air purifiers are equipped with HEPA (High-Efficiency Particulate Air) H13 or H14 filters. An H13 filter captures 99.95% of particles sized 0.3 microns (the most difficult to filter), including fine cement dust, allergens, and bacteria. This is a standard used in clean rooms and hospitals, which we apply to your site.

    Construction waste chutes (HDPE)

For buildings over 3 storeys, we install sectional chutes made of high-density polyethylene (HDPE). These systems allow for quick, quiet, and safe lowering of waste directly into the container or truck. Each section has a wall thickness of 5-7 mm and is reinforced with metal chains, ensuring maximum strength and minimising dust and noise spread.

    Hilti Equidist Diamond cutting discs

When precise and clean cuts are needed in concrete, reinforced concrete, or brick, we use Hilti diamond discs with Equidist technology. These discs have evenly distributed diamond grains, ensuring consistent cutting speed and longer life. This allows us to create openings with perfect edges, without cracking the surrounding material.

    Active Vibration Reduction (AVR) Systems

Our heavy breakers (e.g., Hilti TE 1000-AVR) are equipped with an Active Vibration Reduction system. The technology isolates the handles from the machine's mechanism, reducing vibrations transmitted to the operator and to the building structure by up to 2/3. This not only enhances occupational safety but also minimises the risk of micro-cracks in adjacent walls and slabs.

    Non-woven protective floor coverings

To protect common areas and floors that remain, we use dense non-woven textile coverings (felt) with a polyethylene backing. They have a thickness of 2-3 mm and a weight of about 250 g/m². The textile layer absorbs impact from dropped tools or material pieces, while the waterproof bottom layer protects against liquids and fine dust, providing 100% surface protection.
