What we deliver
Infra Remonti EOOD (UIC 207950548) executes major apartment renovations in Varna, Burgas, Plovdiv and Sofia – from one-bedroom flats to multi-room maisonettes up to 200 m². For us, “major renovation” means complete renewal of all engineering systems and finishing works: demolition down to brick on walls and slab on floors; full plumbing replacement with PPR pipes with fibreglass reinforcement; new electrical installation with solid copper conductors, new sockets, switches and a panel with residual-current protection; levelling screeds with Knauf MP 75 gypsum-lime base; porcelain stoneware and ceramic tile installation; ABS gypsum plastering; final painting with Caparol or Sigma; installation of doors, cornices, skirting, lighting and sanitary ware. We work with our own permanent staff – no subcontractors – with crews of 6-10 people for an 80-100 m² apartment (demolition crew, plumbers and electricians, plasterers, tilers, painters, fitters), under direct supervision of a project manager with 15+ years of experience. For each project we draw up a linear-calendar schedule in Microsoft Project, which you receive at contract signing, with fixed dates for every phase. We supply all materials directly from manufacturer warehouses (Knauf, Baumit, Mapei, Ceresit, Schiedel, Caparol) with VAT invoices.
Which problem we solve
The main problem when renovating an old apartment in Bulgaria is the invisible deterioration of engineering networks. In buildings from 1960-1990 (which are 70% of the housing stock in Varna and Sofia) galvanised water pipes have a service life of 30-40 years and today are in advanced corrosion – the result is leaks in walls, low pressure, rusty water and emergencies. Aluminium electrical installations from the same period do not match modern loads (washing machines, AC units, water heaters) and are a frequent cause of overheating, sparking and fires. Cement-sand screeds often have deviations over 2 cm, making it impossible to lay laminate or porcelain stoneware without expensive levelling compounds. Our “major renovation” approach solves these problems once and for all: we replace all pipes with PPR with fibreglass reinforcement (50+ year life), all cables with copper conductors sized to the load (1.5/2.5/4 mm² per BDS HD 60364), level all floors at 2-5 cm thickness and check all walls for vertical alignment. Our goal is to deliver an apartment that requires no intervention in hidden installations for the next 30-40 years – real return on investment when reselling or long-term renting. With a 15-year written warranty we take full responsibility for all hidden works.

What does the major apartment renovation include?

Full demolition and licensed waste removal
Removal of old finishes (tiles, parquet, carpet, laminate), screeds, plasters down to brick where needed, dismantling of old plumbing and electrical, doors, cornices, furniture, sanitary ware. We dispose of all waste at a regulated landfill with receipt – critical for apartments in condominium regimes.
Complete new plumbing installation
We install PPR pipes with fibreglass reinforcement (Wavin, Aquatherm, Wefatherm) with 50+ year life. We replace cold and hot water, PP HT drainage pipes (sound level up to 18 dB), install shut-off valves at every outlet, water meter with filter and pressure reducer. We perform a hydraulic pressure test at 10 bar for 24 hours before closing walls.
Complete new electrical installation
We lay NYM-J 1.5/2.5/4 mm² copper cables in corrugated conduits per BDS HD 60364. We install a new apartment panel with circuit breakers and 30 mA residual-current protection for bathrooms and kitchens. We bring out new points for sockets (minimum 4 per room), switches, lighting, AC units, water heater, washing machine, stove. We test the installation with an insulation resistance protocol.
Heating system replacement (optional)
On request we replace the radiator branch with multi-layer PEX-AL-PEX pipes (Henco, Uponor) with press fittings. We install new radiators (Korado, Purmo) with thermostatic valves and individual heat allocators. Suitable for Sofia District Heating subscribers who want accurate metering.
Levelling and cement screeds
We lay cement screed 4-7 cm thick to build new levels and slopes to bathroom drains. For the gypsum zone we use self-levelling Knauf NE 425 (1-15 mm) or Mapei Ultraplan Eco. Guaranteed flatness under 2 mm/2 m, verified with a 2-metre straightedge and level.
Two-layer waterproofing in wet rooms
In bathrooms, kitchen and around the washing machine we apply two layers of two-component elastic waterproofing Mapei Mapelastic or Ceresit CR 166 with total thickness 2 mm. In corners we embed Mapeband waterproofing tape. Walls are waterproofed up to 2 m height (shower zone up to 2.2 m). We test with a 24-hour water column.
Porcelain stoneware and ceramic tile installation
We glue porcelain stoneware from 30x30 to 120x280 cm with C2TE S1 adhesive (Mapei Keraflex Maxi S1, Ceresit CM 17), Raimondi RLS levelling system and 2 mm grout. Wall tiles in bathroom and kitchen are glued with C2TE adhesive, 2 mm grout. We follow a pre-drawn layout for minimum waste below 8%.
ABS gypsum plastering and painting
We apply Knauf MP 75 gypsum plaster to straighten walls (flatness 2 mm/2 m). After 14 days drying we apply ABS finishing skim coat Sheetrock or Knauf Multi-Finish with a trowel. Final 2-3 coats of water-based paint Caparol Indeko-Plus or Sigma SigmaPearl in colours from NCS or RAL palette.
Installation of doors, cornices and skirting
We install MDF interior doors with veneer or laminate finish (Trend, Magnat) with factory frames. We lay PVC or MDF floor skirting, ceiling cornices made of polyurethane (Orac Decor). We seal all joints with high-elastic sanitary silicone Mapei Mapesil AC.
Sanitary ware installation and final cleaning
We install new sanitary ceramics (toilet, sink, shower tray/bath), Grohe or Hansgrohe mixers, shower cabin, water heater, washing machine. We connect all appliances to the new plumbing and electrical outlets. We perform final professional cleaning of the entire apartment. We hand over with a signed acceptance protocol.

Step 1: Free site visit and survey within 24-48h
A project manager visits the apartment within 24-48 hours of inquiry. Measures areas with a Bosch GLM 50 laser distance meter, assesses the condition of plumbing and electrical installations, photographs problem zones and discusses with you the desired layout, materials and budget framework.

Step 2: Concept design and preliminary quote
Within 3-5 working days we propose a concept design (with possible layout changes for non-monolithic walls), sketch of the new plumbing and electrical scheme and a preliminary indicative quote by line items. At this stage we discuss choices for tiles, doors, sanitary ware and paint.

Step 3: Final quote, contract and 30% advance
After agreeing materials we prepare a detailed written quote with breakdown of 80-120 line items, fixed all-in price in EUR ex VAT, deadline and calendar schedule in Microsoft Project. We sign a contract and you receive warranty terms. 30% advance payment to start – covers materials and team reservation.

Step 4: Demolition and removal (5-10 working days)
A team of 4-6 demolition workers removes finishes, plasters and installations. They are equipped with professional Bosch GAS 35 dust extraction systems to minimise dust in the condominium. We remove waste in bags to a regulated landfill with a receipt, which we include in the project file.

Step 5: New plumbing and electrical (10-15 working days)
We lay new PPR water pipes and copper cables in chases in vertical walls and behind suspended ceilings. We perform plumbing hydraulic test with protocol. We test the electrical installation with a megohmmeter for insulation resistance. You receive photos of all hidden installations before closing.

Step 6: Screeds, waterproofing, tiles (15-25 working days)
We lay cement and levelling screeds. After drying (28 days for thick cement, 7 days for thin layer) we apply waterproofing in wet zones. We glue porcelain stoneware and tiles per pre-drawn layout. An interim payment of 40% is made against signed protocol for completed work.

Step 7: Plastering, painting, doors, fittings (10-20 working days)
We plaster walls and ceilings, apply 2-3 coats of paint. We install doors, cornices, skirting, lighting, sockets and switches. We install sanitary ware, mixers, shower cabin and water heater. We connect washing machine, stove and AC units to the new outlets.

Step 8: Final cleaning, handover, 30% payment
We perform professional final cleaning with industrial vacuum cleaners and steam. We hand over the site with a signed acceptance protocol, photos of hidden installations, maintenance instructions and a 15-year written warranty certificate. Final 30% payment is made after signing.

Wavin TigrisK1 / Aquatherm Climatherm pipes
Polypropylene (PPR) water pipes with aluminium or fibreglass reinforcement that eliminate thermal expansion. 50+ year life at 70°C and 10 bar. Joined by electrofusion or press fittings. PP HT drainage pipes have sound insulation up to 18 dB – critical for residential buildings.
NYM-J cables and Schneider Electric panels
We lay NYM-J copper cables with PVC insulation in 1.5 / 2.5 / 4 mm² cross-sections according to load. Panels are made with Schneider Electric Acti9 circuit breakers and 30 mA residual-current devices. Sockets and switches are Schneider Asfora or Legrand Valena Life.
Knauf MP 75 plaster and Multi-Finish skim
MP 75 is a machine gypsum plaster with 8-30 mm thickness in one layer, applied with PFT G4 turbo pump. Finishes with a smooth surface without need for skim – savings of €4-6/m². Multi-Finish is finishing skim for mirror-smooth surfaces before painting.
Mapei Mapelastic and Ceresit CR 166 waterproofing
Two-component elastic cementitious waterproofing membranes with water absorption <0.1%, capable of bridging cracks up to 0.75 mm. Applied with brush or roller in two layers totalling 2 mm. BDS EN 14891 certified for direct tile installation over them.
Mapei Keraflex Maxi S1 adhesives and Ultracolor Plus grout
Keraflex Maxi S1 is a C2TE S1 class adhesive for porcelain stoneware up to 120x280 cm and underfloor heating, with 30 min open time. Ultracolor Plus is a cementitious grout with DropEffect® water-repellent formula in 32 colours, which does not effloresce or change colour.
Caparol Indeko-Plus / Sigma SigmaPearl paint
Caparol Indeko-Plus is a premium interior latex paint class 1 for washing (BDS EN 13300), no VOC emissions, perfect coverage 7 m²/L in 1 coat. Sigma SigmaPearl is a satin paint for bathrooms and kitchens with resistance to moisture and abrasion. Colours are tinted from NCS, RAL or Caparol 3D palette.
