Infra Remonti EOOD executes major renovations of residential houses – single-storey, two-storey and three-storey detached buildings, terraced houses in old districts, holiday homes and farm properties in the regions of Varna, Burgas, Plovdiv and Sofia. Our “major house renovation” service covers the entire building from roof to foundations: replacement or repair of roof structure; new roof insulation and roof covering (Tondach, Bramac, Wienerberger tiles); external thermal insulation using ETICS system with EPS 100 or rock wool 10-15 cm; new Schüco or Reham windows; complete new plumbing with PPR pipes and new sewerage, when needed – new sewer manhole in the yard; new electrical installation with copper cables and new house panel; new heating boiler or heat pump with radiators or underfloor heating; all interior finishing works – screeds, plastering, tiles, parquet, doors, paint; outdoor yard – fences, pavements, railings, lighting. We work with crews of 8-15 people on site, divided by specialty (roofers, façade workers, plumbers, electricians, plasterers, tilers, painters), under supervision of a project manager with 20+ years of experience in houses.
Which problem we solve
Major renovation of an old house in Bulgaria is a complex, multi-layered task that can rarely be performed by a single craftsman. Old houses (before 1990) usually have: roofs with “Marseille” type tiles from the 60s that are cracked and leaking; wooden roof structure affected by woodworms or fungus; uninsulated external walls with heat losses of 70%+; old galvanised plumbing and aluminium electrical installation; uneven screeds and lack of waterproofing in bathrooms; old joinery with low thermal insulation (U > 3 W/m²K); often mould or moisture from groundwater. Our approach solves all these problems in one project with one contractor: we design a new complete building (without demolishing it) that meets the modern requirements of Ordinance 7 for energy efficiency and BDS standards. The result: energy class A or B (instead of the original E or F), heating bills 2-3 times lower, a building resistant to wind and moisture that will not require interventions in hidden systems for the next 30-40 years. With a 15-year written warranty for the roof, façade and installations, backed by Professional Liability insurance.

What does the major house renovation include?

Roof structure and new roof system
Inspection and reinforcement of the wooden structure (or complete replacement if needed), chemical protection against woodworms and fungi (Tikkurila Pinjasol). New vapour-permeable waterproofing membrane Bramac Veltitech 120, 5x5 cm wooden battens, ceramic tiles Tondach Bavaria or Bramac Tegalit. Guaranteed durability against wind loads over 130 km/h.
External thermal insulation ETICS
We apply thermal insulation according to certified ETICS system with EPS 100 (10-15 cm) or rock wool Rockwool Frontrock Max E (12-15 cm). Baumit ProContact adhesive, 9 dowels/m² at corners, Baumit StarTex reinforcing mesh with 1100 g/m², StarContact base plaster, silicone or silicate decorative plaster StarTop.
New windows – PVC or aluminium
Replacement of old windows with PVC five-chamber Schüco Corona CT 70 or Reham Brillant with U-value 1.0 W/m²K, or aluminium Schüco AWS 75 SI+ for more aesthetic appearance. Double-glazed unit with argon filling and Low-E coating. Passive house certificates.
Complete new plumbing and sewerage
Installation of new PPR water pipes with fibreglass (Wavin TigrisK1, Aquatherm), new PP HT sewerage network, new sewer manhole in the yard if needed (concrete or PE Wavin). Connection to street network or septic tank. Hydraulic test of the entire system.
New electrical installation and panel
Installation of NYM-J 1.5/2.5/4/6 mm² copper cables sized to the load. New house panel Schneider Acti9 with 2-3 levels (main, floor, apartment for two-storey). 30 mA residual-current protection on separate circuits for bathrooms, kitchen, outdoor sockets. Outdoor SMT meter. Separate circuit for photovoltaic installation (future expansion).
Heating system – boiler, radiators, underfloor
Installation of pellet or gas condensing boiler Bosch, Vaillant or Viessmann (15-25 kW). New distribution network with multi-layer PEX-AL-PEX pipes. Installation of Korado or Purmo radiators with thermostatic valves. Optional underfloor heating in bathrooms and kitchen with distribution manifold.
Interior screeds, plasters, tiles
Cement screed 5-7 cm thick with reinforcing mesh on ground floor and above unheated rooms. Knauf MP 75 gypsum plaster for interior walls. ABS finishing skim. Porcelain stoneware and tiles per pre-drawn layout, glued with C2TE S1 adhesive. Floors in bedrooms and living room – laminate parquet or solid parquet (optional).
Waterproofing and improvements in wet rooms
Two-layer elastic waterproofing Mapei Mapelastic in bathrooms and kitchen. Enhanced waterproofing in basements and ground floors with high groundwater – with bituminous membranes Sika Bituseal or cementitious Mapelastic Smart. The new waterproofing connects to the façade for full interruption of capillary moisture.
Paint, doors, cornices, lighting
Final paint Caparol Indeko-Plus or Sigma SigmaPearl in 2-3 coats. Installation of MDF interior doors Trend or solid wood. PVC or MDF floor skirting, ceiling cornices Orac Decor. Installation of LED lighting, Schneider Asfora switches, sockets, thermostats.
Outdoor yard – fences, pavements, railings
On request we also execute the outdoor yard: concrete or stone fences, paving tiles, concrete pathways, inox or wrought iron railings, outdoor LED lighting, irrigation system. Outdoor works add €25-50/m² of yard to the total quote.

Step 1: Free site visit within 48h
A project manager visits the house within 48h. Inspects roof, façade, basement, plumbing and electrical installations, joinery. Measures areas with laser distance meter and drone for complex roofs. Takes photos and video of all problem zones.

Step 2: Concept design and preliminary quote
Within 5-7 working days we propose a concept design with priorities – first roof (leaking?), then façade (thermal insulation), then interior. The preliminary indicative quote gives an idea of the budget. We discuss material packages and possible phasing of the renovation.

Step 3: Final quote, contract and 25% advance
After agreeing materials we prepare a detailed written quote with breakdown of 150-250 line items. We sign a contract with fixed prices and deadline. 25% advance to start (lower percentage than apartment because the project is larger and payments are spread).

Step 4: Roof – first priority (15-25 working days)
We start with the roof (before the rainy season). Removal of old tiles and waterproofing, inspection and reinforcement of structure, new vapour-permeable membrane, new battens, new ceramic tiles. Installation of gutters, downpipes and snow guards. Interim payment 25%.

Step 5: Façade, windows, ETICS (20-35 working days)
Replacement of all windows (1-2 days per room, temporary closure with PE film). Application of ETICS thermal insulation on the façade with EPS or rock wool. Installation of dry sills, corner profiles. Reinforcing mesh, base plaster, decorative plaster. If needed – new gutters and downpipes.

Step 6: Plumbing, electrical, heating (15-30 working days)
Within the building we replace all pipes and cables. Hydraulic plumbing test, electrical installation test. Installation of new boiler and radiators. In the outdoor yard – new sewer manhole if needed. Connection to street network. Interim payment 25%.

Step 7: Interior – screeds, tiles, paint (30-50 working days)
Screeds, plasters, drywall if needed, tiles in bathroom and kitchen, parquet in bedrooms, doors, cornices, lighting, sanitary ware, kitchen installation. Final painting of all rooms. Final 25% payment upon signing acceptance protocol.

Step 8: Outdoor yard and final cleaning (5-15 working days)
If yard is commissioned – fences, pavements, railings, irrigation system. Final professional cleaning with steam. Handover with signed acceptance protocol, 15-year written warranty certificate, energy passport for renovated buildings and maintenance instructions.

PPR with fibreglass for cold and hot water, 50+ year life at 70°C/10 bar. PP HT sewerage with sound insulation up to 18 dB. For houses with external sewer manhole – PE Wavin Tegra 1000 with ladder and cover.
Boilers Bosch Condens 7000i W / Vaillant ecoTEC plus / Viessmann Vitodens
Gas condensing boilers with efficiency >108% for wall-mounted installations. Bosch Condens 7000i W with 25 kW power and integrated 130 L water heater. Vaillant ecoTEC plus VU 25 with 5-year warranty and WiFi control. Viessmann Vitodens 200-W with inox heat exchanger and 10-year warranty for heat exchanger.
Façade plasters Baumit StarTop / Caparol Capatect
Silicone or silicate decorative plasters with water-repellent structure and UV resistance. "Bunny" 2 mm or "painted" 1.5 mm structure. Colours tinted in RAL, NCS or Caparol 3D palette. For coastal houses we recommend pure silicone plasters due to better resistance to salt vapours.
