What we deliver and which problem we solve
What we deliver
Infra Remonti EOOD, part of the Infra Remonti EOOD group, is your specialized partner for the execution of self-levelling floor screeds. Our service is aimed at clients who require a flawless base for modern floor coverings such as luxury vinyl tiles (LVT), laminate, epoxy coatings, or large-format porcelain tiles. We primarily operate in Varna and the surrounding region, but we also undertake significant projects in Burgas, Plovdiv, and Sofia, adapting technology and materials to local climatic conditions – the increased humidity in Varna and Burgas requires specific primers and extended drying times, while in Sofia we account for lower temperatures and dry air. We have mobile teams equipped with state-of-the-art mixing and application equipment, including PFT G4 mixer-pumps, which ensure a homogeneous mix and continuous supply, eliminating the risk of cold joints. Each of our technicians has undergone certified training for working with Sika, Mapei, and Baumit products, guaranteeing precise application of layers with thicknesses from 1 to 30 mm depending on project needs. We don't just pour material - we engineer your floor base.
Which problem we solve
The main problem we solve is uneven floor bases – a common defect in new construction or after removing old coverings. Even deviations of 3-5 mm can compromise expensive finished coverings. Laying laminate on an uneven base leads to unpleasant creaking, stress on joints, and their premature breakage. For LVT and vinyl flooring, every unevenness reflects on the surface, creating a visual defect and areas of accelerated wear. Large-format tiles laid on an unlevelled floor are subject to bending stress, leading to cracks or detachment. Skipping the step of professional self-levelling screed is a saving that almost certainly leads to much greater costs in the future for repairing and replacing the finished flooring. We eliminate these risks by creating a monolithic, perfectly flat surface with guaranteed compressive strength (usually >25 MPa). Our technology prevents the formation of air bubbles and ensures perfect adhesion to the base, solving problems with screed detachment or cracking in the long term. This ensures the longevity and impeccable appearance of your investment in floor coverings.

What does our "Self-levelling Screed" service include?
Every detail of the process is crucial for achieving perfect flatness and long-lasting durability of the base.
Measurement of Substrate Moisture
Before any work, we perform a precise measurement of the residual moisture in the concrete slab using a CM device (carbide method). This is a critical step, as moisture above 2.5% can compromise the adhesion of the primer and the screed itself. The results determine whether additional waiting time or the use of specialized moisture-resistant primers is needed.
Mechanical Cleaning and Dust Removal
The substrate is thoroughly cleaned of dust, grease stains, paint residues, or adhesives. We use powerful industrial vacuum cleaners with HEPA filters to ensure a completely clean surface. This ensures maximum primer adhesion and prevents defects in the finished coating. If necessary, the surface is milled or ground with diamond discs.
Priming with a Specialized Primer
We apply a system primer compatible with the chosen self-levelling compound (e.g., Mapei Primer G or SikaLevel-01 Primer). The primer seals the pores of the substrate, prevents excessively rapid water absorption by the compound, stops the formation of air bubbles, and ensures a strong chemical bond between the substrate and the screed. For highly absorbent substrates, we apply two coats.
Installation of Edge Strips
Along the perimeter of the room and around all columns, we install separating edge strips of polyethylene foam with a thickness of 5-10 mm. These absorb the linear expansion of the screed during drying and temperature changes, preventing cracking. They also serve as an important sound insulation element, breaking the acoustic bridge to the walls.
Laser Level Determination
Using a rotary laser level, we determine the highest point of the substrate and mark the required level for the entire room. We place level markers (levelling tripods) in a dense grid (1 per every 2-3 m²) to ensure the project thickness and perfect horizontality of the future screed are achieved with millimetre precision.
Machine Mixing and Application
The compound is prepared in a specialized mixing pump (e.g., PFT G4) with a precisely defined amount of water, ensuring consistent consistency. The mixture is pumped and applied continuously to avoid cold joints and ensure the monolithic nature of the coating. This is a significantly faster and higher-quality method than manual mixing and application.
Spreading and De-aeration
Immediately after pouring, the material is evenly distributed with special squeegees until it reaches the marked level of the markers. Then the entire surface is thoroughly treated with a spiked roller (hedgehog roller). This operation aids final self-levelling and removes all air bubbles trapped in the mixture, ensuring a dense and strong structure.
Controlled Drying Process
We ensure optimal drying conditions for the screed. The room is protected from direct sunlight, drafts, and sudden temperature changes for the first 24-72 hours. This prevents excessively rapid water evaporation, which can lead to surface cracking and reduced final material strength.
Flatness Check and Protocol
After the screed is fully dry (usually after 24-48 hours for walking), we perform a final flatness check with a 2-meter straightedge. We guarantee a deviation of less than 2 mm. Upon request, we issue a work protocol describing the materials used, thicknesses, and achieved strength characteristics, which is part of our 15-year written warranty.
Disposal of Construction Waste
After completing the work, our team cleans the site and disposes of all waste – empty compound bags, primer residues, edge strip cut-offs, and more. We hand over the site in a completely clean condition, ready for the next stage of finishing work – the application of the finished floor covering.
Our 8-step process for a perfect base
We follow a strict technological sequence to guarantee uncompromising quality and durability for your floor screed.
- 1
Step 1: Site Visit and Quote Preparation
Our technical manager visits your site free of charge. A thorough assessment of the existing base is performed, and areas and irregularities are measured. Requirements for the future flooring and loads are discussed. Based on this, we prepare a detailed quote within 24 hours, outlining the exact materials, technology, and price in EUR/m².
- 2
Step 2: Preparation and Protection of the Base
After the quote is accepted, we begin with preparation. Surfaces are ground with a diamond disc to remove cement laitance, adhesives, or paints and to open the pores. Any cracks are widened and filled with a special epoxy resin. This is followed by complete dust removal with an industrial vacuum cleaner to ensure a perfect base for priming.
- 3
Step 3: Application of System Primer
We apply 1 or 2 coats of acrylic or epoxy primer, depending on the porosity of the base. We use products such as Mapei Eco Prim T or Baumit SuperGrund. The primer creates an adhesive film, regulates absorption, and prevents the appearance of craters on the screed surface. It is left to dry completely according to technical specifications (usually 2-4 hours).
- 4
Step 4: Installation of Edge Strips and Levelling Beacons
We install perimeter edge strips to accommodate thermal expansion. Then, using a rotary laser, we position adjustable levelling beacons in a grid every 1.5-2 meters. These serve as a precise guide for the thickness of the applied layer and ensure a perfectly horizontal plane.
- 5
Step 5: Machine Mixing of Material
The dry mix is loaded into a specialized machine (e.g., PFT Ritmo or G4), which automatically mixes it with a precisely metered amount of water. This ensures absolutely consistent material consistency from start to finish, which is impossible to achieve with manual mixing in buckets. The result is a homogeneous, lump-free solution.
- 6
Step 6: Pumping and Laying of the Screed
The prepared solution is pumped directly onto the prepared and primed base. The process is fast and continuous, starting from the furthest corner of the room. The thickness is controlled against the pre-set levelling beacons. We work using the 'wet-on-wet' method to avoid interruptions and cold joints, even on large areas.
- 7
Step 7: Spreading and De-aeration with Spiked Roller
Immediately after application, the material is spread with a wide squeegee to aid flow. This is followed by the most important step - treatment of the entire surface with a spiked roller (hedgehog roller). This helps release trapped air, prevents the formation of bubbles, and ensures a perfectly smooth, mirror-like surface after drying.
- 8
Step 8: Drying Control and Final Inspection
After the application is complete, the screed is left to dry in a controlled environment, free from drafts and direct sunlight. Depending on the product, it can be walked on after 3-6 hours, and full strength is reached in 28 days. After 48 hours, we perform a final check with a 2-meter straightedge and hand over the site with a protocol and our 15-year written warranty.
