    Infra Remonti EOOD specialises in the design and execution of cement-sand floor screeds for all types of sites. We lay bonded, unbonded, and floating screeds, tailored to specific requirements for loading, thermal, and sound insulation. We undertake both small projects – apartment renovations from 50 m², and large commercial and residential buildings up to 10,000 m². Our teams are equipped with modern German machinery, including diesel and electric screed pumps for mechanised mixing and transport of materials, ensuring homogeneous mixture and high productivity. We use rotary laser levels to achieve project levels with maximum accuracy. Our service is aimed at construction contractors, project managers, and private clients who demand a certified, level, and strong base for final floor coverings.     Which problem we solve

    The main problem we solve is uneven or compromised reinforced concrete floor slabs. Deviations of several centimeters are common and make quality laying of finish flooring such as porcelain stoneware, parquet, or epoxy coatings impossible. Unprofessionally laid screed leads to serious subsequent problems: cracking due to high water-cement ratio or lack of expansion joints, debonding from the substrate, dusting, and low mechanical strength. These defects compromise expensive final floor coverings, leading to the need for complete removal and re-laying, which doubles the cost and time for repair. Our technology eliminates these risks. By correctly dosing the ingredients (cement class, sand aggregate, plasticisers), reinforcing with polypropylene fibres or steel mesh, and controlled laying, we prevent shrinkage cracks. For floating screeds, we ensure proper concealment and protection of underfloor heating pipes and other installations, guaranteeing uniform heat distribution and avoiding mechanical damage. We eliminate the risk of future settlement or collapse, providing a stable and durable base with a 15-year written warranty.

    What does the 'Screed Laying' service include?

    Each stage of the process is calculated into the final price per square meter, ensuring full transparency and a finished product.

    Precise measurement and levelling

    Using a rotary laser level to accurately determine the required screed thickness at every point in the room. We create a digital level map, which serves as the basis for execution and guarantees perfect horizontality or specified slope.

    Substrate preparation

    Mechanical cleaning of the reinforced concrete slab from dust, grease, and construction debris. Depending on the type of screed (bonded/unbonded), the substrate is primed with specialised polymer emulsions (e.g., Mapei Primer G) to improve adhesion or a separating layer is laid.

    Installation of insulation and barriers

    For floating screeds, we install thermal insulation boards (XPS/EPS) and/or a sound insulation membrane. A vapour barrier polyethylene membrane with a minimum thickness of 200 microns is mandatory to prevent moisture penetration from the screed to the structure and insulation.

    Reinforcement installation

    Incorporation of polypropylene fibers (12-18 mm) directly into the mix for three-dimensional control of plastic shrinkage cracks. For higher loads or thicknesses, we lay electro-welded steel mesh with grids of 10x10 or 15x15 cm, which absorbs tensile stresses.

    Installation of expansion joints

    Laying a perimeter expansion strip (8-10 mm thick) along all walls and columns. This strip separates the screed from vertical elements, allowing thermal expansion and contraction without causing cracking. For large areas, fields are also formed with dilatation profiles.

    Mechanised mixing and pumping

    Preparation of a semi-dry cement-sand mix (S1 consistency) in a screed pump. This ensures perfect homogenization of the ingredients and a consistent water-cement ratio. The mix is pumped through hoses directly to the point of laying, even at high elevations or distances.

    Laying, compacting, and levelling

    Distributing the mix between pre-set levelling guides. The material is manually compacted to eliminate air voids, then screeded and levelled with aluminium straightedges 2-3 meters long. The process is continuously monitored with a laser receiver.

    Machine or manual finishing

    After the initial setting of the mix, the surface is processed. For standard needs, manual trowelling is performed. To achieve an exceptionally smooth, dense, and wear-resistant surface, ready for thin floor coverings, we apply machine grinding with a disk grinder ('helicopter').

    Drying control and protection

    We instruct the client on proper measures during drying – protection from strong sun, drafts, and freezing. If necessary (large exposed areas), we can apply a special film-forming compound (curing agent) that retains moisture for optimal cement hydration.

    Final cleaning and warranty

    Upon completion of work, the site is cleaned of residual materials. A final inspection is carried out, flatness checked, and a 15-year written warranty is issued for the structural integrity of the laid screed, absence of settlement, and unacceptable cracks.

    Our 8-step process: from survey to a perfect base

    We follow a strictly defined technological sequence to guarantee quality and predictable results in every project.

      1. Site survey and quotation

      Our technical manager visits the site to take measurements with a laser level and discuss your specific requirements – presence of underfloor heating, type of final flooring, expected loads. Based on this information, we prepare a detailed quotation with a fixed price in EUR/m².

      2. Substrate preparation

      Before starting work, the substrate is industrially cleaned. All unstable particles, dust, and contaminants are removed. When laying a bonded screed, a bonding agent (bonding compound) is applied to ensure a monolithic bond between old and new concrete.

      3. Laying insulation and separating layers

      For floating screeds, thermal and/or sound insulation boards (XPS, EPS, mineral wool) are installed at this stage. A polyethylene film is laid over them. A perimeter expansion strip is installed along the entire perimeter to absorb the linear expansions of the screed and acoustically separate it from the walls.

      4. Reinforcement and installation fixing

      Steel mesh is laid, or a mix with dispersed reinforcement of polypropylene fibres is prepared. If there is underfloor heating, the pipes are securely fixed to the reinforcement at a specific spacing to ensure their positioning during the laying of the mix.

      5. Creation of guiding 'screed runs'

      At specific intervals in the room, strips of the screed itself are formed, which are accurately levelled against the laser datum. These guiding strips, called 'screed runs', serve as rails along which the main part of the material is subsequently screeded and levelled.

      6. Mechanised mixing and laying

      Using a mobile station (screed pump), sand, cement, water, and special additives (plasticisers) are mixed in precise proportions. The ready semi-dry mix is pumped to the working area and evenly distributed between the guiding 'screed runs', taking care not to damage the underfloor heating pipes.

      7. Compaction and levelling (screeding)

      The laid material is compacted by tamping, after which excess material is removed with a long aluminium straightedge, sliding along the 'screed runs'. This achieves a level surface, meeting the pre-set levels with millimeter accuracy over the entire area.

      8. Final trowelling and protection

      Several hours after laying, when the screed has gained initial strength, the surface is processed with a manual or machine power trowel ('helicopter'). This closes the pores, densifies the surface layer, and creates a smooth and strong final texture. The site is left to dry under controlled conditions.

    Materials: the quality of the base determines the final result

    We do not compromise on the quality of the raw materials used, because they are the foundation of our 15-year warranty.

    Portland cement CEM II/B-S 32.5 R

    We use cement from leading Bulgarian manufacturers such as 'Devnya Cement' or 'Titan Zlatna Panega'. This class provides an optimal balance between workability and rapid strength gain. Compressive strength at 28 days reaches over 32.5 MPa, which is perfectly adequate for screed class C16/20.

    Washed river sand (0-4 mm aggregate)

    The use of clean, washed sand with controlled particle size is crucial to prevent excessive shrinkage and cracking. Clay and organic impurities are minimised, ensuring proper cement hydration and mixture homogeneity. We do not use quarry or marine sand.

    Polypropylene fibers SikaFiber®

    This is our standard reinforcement for controlling micro-cracks during the plastic shrinkage process. Fibers 12-18 mm long are evenly distributed throughout the volume of the mix, creating a three-dimensional mesh that absorbs internal stresses. Dosage: 0.6 - 0.9 kg/m³.

    Superplasticizers Mapei/Henkel

    For screeds over underfloor heating or to achieve higher strength, we add superplasticizers. These allow for a reduction in the amount of water in the mix (lower W/C ratio) while maintaining workability. The result is a denser, stronger, and more elastic screed with less shrinkage.

    Welded steel mesh

    For screeds over 70 mm thick, under heavy loads (garages, warehouses), or when laying over soft insulation materials, we use steel mesh. We standardly incorporate mesh with a grid of 100x100 mm and wire thickness of Ø3 or Ø4 mm. It absorbs bending stresses and distributes concentrated loads.

    Perimeter expansion strip

    The laying of this PE foam strip, 8-10 mm thick, along all walls, columns, and around pipes is mandatory. It creates a technological joint that allows the screed to expand and contract freely under the influence of temperature and moisture, without transferring stresses to the vertical structures.
