Our activities cover both new construction and repair of existing compromised roof coverings. We work on projects ranging from 50 m² to over 10,000 m², including residential cooperatives, single-family houses, industrial halls, logistics centers, and public buildings. Our teams consist of certified applicators, trained to work with specific materials such as TPO/FPO, PVC, SBS/APP bituminous membranes, and liquid polyurethane systems. We use modern equipment, such as automatic Leister hot air welding machines, which guarantee perfectly homogeneous seams with consistent quality along the entire length. Our regional coverage includes Varna and Burgas, where we account for high humidity and salt aerosol, requiring materials with increased resistance to corrosion and UV radiation. In Plovdiv and Sofia, the focus is on resistance to large temperature amplitudes and heavy snowfall, which necessitates the selection of membranes with high elasticity at low temperatures (down to -25°C) and excellent puncture resistance.

    The main problem we solve is the uncontrolled penetration of water into the building structure. This is not just an annoying ceiling leak. This is a process that slowly but surely destroys your property. Initially, water saturates the thermal insulation layer, turning it from a protective barrier into a wet compress, which drastically increases heating and cooling costs. Then moisture reaches the reinforced concrete slab. Corrosion of the reinforcement begins, which expands, causing cracking and spalling of concrete. These structural damages are expensive to repair and compromise the load-bearing capacity of the structure. If the roof has a wooden structure, moisture leads to rot, mold, and loss of strength. Delaying waterproofing repair leads to an exponentially increasing cost – in addition to the roof itself, interior repairs are necessary (suspended ceilings, plastering, paints), inspection and possible replacement of electrical installations, and most importantly – elimination of serious structural defects.     Technical Inspection and Diagnosis

    We perform a thorough inspection of the roof, including core sampling for analysis of existing layers, thermographic scanning to detect moisture in the insulation, and checking slopes and the drainage system. This analysis forms the basis for preparing a technically sound and cost-effective solution. The results are documented in a detailed report.

    Substrate Preparation

    We clean the surface to a sound substrate using high-pressure hydro-blasting (up to 350 bar) or mechanical grinding. We remove all unsound areas, old cracked waterproofing, moss, and lichen. A properly prepared substrate is a prerequisite for perfect adhesion of the new system and accounts for 50% of the project's success.

    Repair of Structural Defects

    Before applying waterproofing, we repair all defects in the substrate. We fill cracks with epoxy resins, restore chipped concrete sections with polymer-cement repair compounds class R4 (e.g., Sika MonoTop-412 NFG), ensuring a monolithic and sound surface. This step prevents future problems caused by substrate movement.

    Vapour Barrier Layer

    We install a vapour barrier layer (most often polyethylene film with a thickness of >0.2 mm or bituminous membrane), which prevents water vapour from entering the thermal insulation from inside the building. This is a critical step for maintaining thermal insulation properties and avoiding condensation within the roof assembly.

    Substrate Priming

    We apply a system-specific primer compatible with the selected waterproofing membrane. For bituminous membranes, we use a bituminous primer (e.g., Icopal Siplast Primer), and for TPO/PVC membranes on concrete – an epoxy primer. The primer seals the substrate's porosity, improves adhesion, and ensures a strong bond between the substrate and the membrane.

    Waterproofing Membrane Installation

    We install the main waterproofing layer – for example, an SBS-modified bituminous membrane with a thickness of 4.5 mm and a 250 gr/m² polyester reinforcement, or a 1.8 mm TPO membrane. The overlapping of individual strips is a minimum of 10 cm and is processed by torch-on welding (for bituminous) or an automatic hot air machine (for synthetic), ensuring 100% watertightness of the joints.

    Detail and Upstand Treatment

    The most critical areas are the details – chimneys, vents, pipes, air conditioning unit bases, and parapets. We treat them with additional reinforcing layers of material or specialized liquid waterproofing (e.g., Sikalastic) to ensure a flexible and secure connection with the main membrane. We extend the waterproofing up vertical elements by a minimum of 30 cm.

    Installation of Outlets and Drainage Elements

    We integrate new or clean existing gullies and drainage elements. We ensure they are securely connected to the waterproofing system and positioned at the lowest points of the roof to ensure fast and unobstructed water drainage. We install leaf traps to prevent blockage.

    Watertightness Test (if required)

    For flat roofs with zero or minimal slopes, at the client's request, we can perform a 48-hour flood test. We seal the drainage openings and fill the roof with several centimetres of water to simulate extreme conditions and verify the system's complete watertightness before final acceptance of the site.

    Issuance of Written Warranty

    After final inspection and acceptance of the work, we issue an official 15-year written warranty from Infra Remonti EOOD. The warranty covers both the materials used and the quality of execution, providing you with complete legal and technical peace of mind that your investment is protected long-term.

    Our 8-step Waterproofing Process

    1. 1

      Step 1: Free site visit and quote

      Our technical manager visits the site to perform an initial diagnosis. Areas are measured, the condition of the existing covering is assessed, critical zones are identified, and your requirements are discussed. Within 48 hours, you receive a detailed, quantitative and cost estimate describing the types of work, materials, and prices. The quote is completely free and non-binding.

      Step 2: Contract and mobilisation

      Upon approval of the quote, we sign an official contract that fixes prices, deadlines, warranty conditions, and payment terms (standard 30/40/30). After receiving the 30% advance payment, which covers the purchase of main materials, we plan the project start and mobilise the necessary team and equipment to the site. This ensures security for both parties.

      Step 3: Substrate preparation and cleaning

      This is the dirtiest, but also one of the most important steps. We completely remove old, compromised waterproofing, gravel (if present), sediment, and all contaminants. We use mechanised means for quick material removal. The surface is thoroughly washed and dust-free to prepare it for subsequent operations. All construction waste is collected and transported to a regulated landfill.

      Step 4: Substrate repair and creation of a screed for slope

      After cleaning, all defects are revealed – cracks, holes, unevenness. These are repaired with suitable compounds. If the roof does not have sufficient slope for drainage (min. 1.5%), a new reinforced screed for slope is laid using lightweight concrete or specialized mortars. This eliminates water retention, a primary cause of waterproofing degradation.

      Step 5: Priming and vapour barrier installation

      A system primer is applied to the dry and repaired substrate, which improves adhesion. After it dries, if foreseen in the system (especially in the presence of thermal insulation), a vapour barrier layer is installed. This is crucial for protecting the thermal insulation boards from moisture coming from inside the building and preserving their characteristics.

      Step 6: Installation of thermal and waterproofing insulation

      We lay thermal insulation boards (XPS, EPS, PIR) of the required thickness, then proceed to install the main waterproofing membrane. Depending on the project, the membrane can be torch-welded (bituminous) or mechanically fastened and hot-air welded (synthetic). We work methodically, ensuring perfect overlapping and joint treatment.

      Step 7: Detail treatment and installation of finishing elements

      This is the stage that distinguishes professionals. All interruptions of the waterproofing surface – upstands, chimneys, vents, gullies – are treated with particular attention. Sheet metal flashings are installed along the upstands, new drain sumps, and the patency of the entire drainage system is checked. Proper detail treatment guarantees no leaks.

      Step 8: Final inspection and site handover

      Upon completion of all activities, we conduct a thorough final inspection together with the client. The quality of every detail is checked. After your approval, the site is completely cleaned. The final payment of 30% is made, and we hand over the site with a mutually signed acceptance protocol and the official 15-year written warranty for the performed construction works.

    Waterproofing materials we rely on

    TPO/FPO Synthetic Membranes (e.g., Sika Sarnafil TS 77-18)

    Thermoplastic polyolefin membranes are the most modern solution for large flat roofs. 1.8 mm thick, reinforced with a polyester mesh, they offer exceptional tensile strength (>1100 N/50mm) and resistance to UV radiation and chemicals. They are hot-air welded, creating a monolithic bond. They are flexible at low temperatures (down to -30°C) and are recyclable. Ideal for industrial and commercial buildings with steel structures.

    SBS-modified Bituminous Membranes (e.g., BMI Icopal Villas)

    A classic and extremely reliable solution. SBS modification (styrene-butadiene-styrene) gives bitumen a rubber-like elasticity, making it much more flexible at low temperatures (flexibility down to -25°C). We typically work with a two-layer system with a total thickness of 7-8 mm. The reinforcement is non-woven polyester (>200 g/m²), which absorbs structural movements. The top layer has mineral granules, protecting against UV rays.

    PVC Membranes (e.g., Mapei Mapeplan M)

    Polyvinyl chloride membranes are a proven solution with over 40 years of history. They are distinguished by high vapour permeability, making them suitable for 'breathable' roofing systems, especially for repairs of old roofs. They have excellent chemical resistance and fire resistance (Class B-s2,d0 according to EN 13501-1). They are installed by mechanical fastening and hot-air welding.

    Liquid Polyurethane Membranes (e.g., Sikalastic-612)

    These are cold-applied, one-component membranes that form a seamless, highly elastic (>300%) waterproofing surface. They are ideal for roofs with complex geometry, numerous details, terraces, and balconies. They are applied with a roller or airless spray. The system often includes fibreglass mesh reinforcement (e.g., Sika Reemat Premium) for higher strength.

    Cementitious Waterproofing Slurries (e.g., Henkel Ceresit CR 166)

    Two-component, elastic cementitious waterproofing slurries mainly used for foundations, basements, and under tiles in wet rooms, but also applicable for repairing concrete elements on the roof before applying the main waterproofing. They create a waterproof layer that can bridge minor cracks in the substrate. They have excellent adhesion to concrete and masonry.

    XPS/PIR Thermal Insulation Boards

    An integral part of a modern warm roof. We use extruded polystyrene (XPS) with compressive strength >300 kPa for heavy-duty roofs, or polyisocyanurate (PIR) boards due to their excellent thermal conductivity coefficient (λ ≈ 0.022 W/mK). The correct thickness (usually 10-16 cm) drastically reduces energy costs and prevents condensation.
