We solve the problem of subsidence by constructing a stable, layer-compacted load-bearing sub-base of crushed stone with a minimum thickness of 20-30 cm. We manage chaotic cracking through a precisely calculated B500B steel reinforcement grid and by cutting control expansion joints every 4-5 metres. The drainage problem is solved by setting a minimum slope of 1.5% with a laser level, ensuring water is channelled away from critical areas.     What does the "Exterior Concrete Works" service include?

    Every project we undertake is a complete engineering solution. The price per square metre covers the following key activities and materials:

    Geodetic Surveying and Levelling

    We use a rotary laser level to accurately determine elevations and set the planned slopes. We guarantee a minimum slope of 1.5% for effective drainage, preventing water pooling and ice formation. This step is critical for the longevity of the surface.

    Machine and Manual Excavation

    We perform excavation work with appropriate machinery to the design depth, typically between 25 cm and 40 cm. The depth depends on the intended use of the area – pedestrian or vehicular. All organic material and unstable soil are completely removed.

    Sub-base Construction

    We lay a geotextile fabric to separate the soil layers, then construct a load-bearing sub-base of 0-63 mm crushed stone aggregate. The sub-base is laid in 10-15 cm layers, with each layer compacted with a plate compactor to achieve a minimum of 95% Proctor density.

    Precision Formwork Installation

    We build strong and stable formwork from moisture-resistant panels or metal elements, which ensures the exact dimensions and shape of the future structure. The formwork is securely anchored to withstand the pressure of the fresh concrete without deforming.

    Reinforcement Grid Installation

    We install a single or double grid of B500B grade reinforcing steel with a bar diameter from Ø8 to Ø12 mm, depending on the expected load. The reinforcement is raised on plastic spacers to ensure the specified concrete cover of at least 4-5 cm.

    Delivery and Pouring of Certified Concrete

    We work only with certified concrete from leading producers, delivered by a ready-mix truck. We typically use grade C25/30 for vehicle areas and C20/25 for pedestrian zones. If necessary, we use a concrete pump for placement in hard-to-reach areas.

    Internal Concrete Vibration

    After pouring, the entire mass is treated with an internal vibrator. This process is mandatory to remove air bubbles, compact the mix around the reinforcement, and achieve a homogeneous structure with maximum strength and water-tightness.

    Power Trowelling (Finishing)

    After the initial setting of the concrete, the surface is treated with rotary power trowels. This operation closes the surface pores, levels it perfectly, and prepares it for the final finish, significantly increasing its wear resistance.

    Cutting of Expansion Joints

    Within 12 to 24 hours after pouring, we cut control (expansion) joints with a specialised concrete saw. They are placed in a 4x4 or 5x5 metre grid and are cut to a depth of 1/3 of the slab thickness to control the shrinkage process and prevent random cracking.

    Final Treatment and Sealing

    After the joints are cut, the concrete is left to cure. We offer various final finishes – a brushed finish for a non-slip surface, or the application of protective sealants (e.g., SikaGard) after full curing (28 days), which protect against water, salts, and contaminants.

      Step 1: Free Site Survey and Technical Consultation

      Our technical manager visits your site to take measurements and assess the specifics – access, soil type, existing slopes. We discuss with you the functional purpose of the area – pedestrian traffic, light cars, heavy lorries – and the desired final look. This initial consultation is completely free.

      Step 2: Design and Quotation Preparation

      Based on the site survey, we develop a technical proposal which includes a formwork plan, reinforcement scheme, location of expansion joints, and drainage details. You receive a detailed quote breaking down all activities, materials, and completion deadlines, based on a 30/40/30 payment schedule.

      Step 3: Site and Sub-base Preparation

      Upon approval of the quote, we begin site preparation. We carry out excavation, remove the old surface (if any), and dispose of construction waste. This is followed by laying geotextile and the layered construction and compaction of the crushed stone sub-base.

      Step 4: Formwork and Reinforcement

      We install the formwork system according to the design, checking all dimensions and levels with a laser level. Inside the formwork, we place the reinforcement grid, raising it on spacers to ensure the required concrete cover. All installations (plumbing, electrical) are positioned before this step.

      Step 5: Pouring and Vibrating the Concrete

      We arrange the concrete delivery for the precise time. The placement is done evenly, with the mix being distributed and levelled with screeds along pre-set guides. Immediately after, the concrete is internally vibrated to achieve a dense and homogeneous structure without air voids.

      Step 6: Initial Finishing and Power Trowelling

      Timing here is critical. When the concrete begins to set but is still workable, we begin power trowelling with discs, followed by finishing with blades (power floats). This process creates an extremely smooth, dense, and wear-resistant surface, ready for the final texturing.

      Step 7: Concrete Curing and Joint Cutting

      After the final trowelling, the surface is protected from rapid drying by spraying with curing compounds or covering with polyethylene sheeting. Within the next 12-24 hours, the expansion joints are cut, which are key to preventing uncontrolled cracking.

      Step 8: Formwork Removal and Final Handover

      The formwork is removed after 2-3 days, depending on weather conditions. The site is cleaned. After the concrete is fully cured (28 days), we can apply final sealing and impregnating coatings. We conclude by signing a handover protocol and issuing a 15-year written warranty.

    Materials of Proven Quality

    Concrete Grade C25/30 (B30)

    For all load-bearing areas (driveways, car parks), we use certified ready-mix concrete with a characteristic compressive strength of 30 N/mm² after 28 days. This grade guarantees high resistance to load and wear. The water-cement ratio is kept below 0.55 for maximum density and low water absorption, which is key for frost resistance.

    Reinforcing Steel Grade B500B

    We use high-ductility ribbed steel (grade B) with a yield strength of 500 MPa. This material absorbs the tensile stresses that arise from shrinkage and bending of the slab, keeping cracks 'closed' and preventing the displacement of sections. The diameter varies from Ø8 to Ø14 mm according to the design.

    Compacted Crushed Stone Sub-base (0-63 mm aggregate)

    This is not just gravel, but an engineered load-bearing layer. We use a mixed aggregate that self-locks when compacted, forming an extremely strong and stable sub-base. It distributes loads evenly to the ground below and provides drainage, protecting the concrete from the destructive action of freezing water.

    Concrete Admixtures from Sika® and Mapei®

    Depending on the season and project specifics, we use various chemical admixtures. Plasticisers (e.g., SikaPlast®) improve workability without adding excess water. Air-entraining agents create microscopic air pores that act as a buffer during freezing and are mandatory for projects in Sofia and mountainous regions.

    Hydrophobic Impregnator SikaGard®-703 W

    After the concrete has fully cured, we recommend applying this silane-siloxane impregnator. It penetrates deep into the surface and forms a colourless water-repellent layer, which drastically reduces the absorption of water and salts. This is a particularly important protection for sites on the Black Sea coast (Varna, Burgas), where the salt spray is highly aggressive.

    Non-woven Polypropylene Geotextile

    We lay a dense (min. 150 g/m²) geotextile between the soil and the crushed stone layer. Its function is to prevent the two materials from mixing over time, which would compromise the load-bearing capacity of the sub-base. It also improves its drainage characteristics and distributes the load.
