What we deliver and which problem we solve

    What we deliver

Infra Remonti EOOD, a specialized division of Infra Remonti EOOD, executes technical roof thermal insulation projects for residential, commercial, and industrial properties across Bulgaria. Our core service areas are Varna, Burgas, Plovdiv, and Sofia. We handle all types of roof structures, from complex pitched roofs on historic homes to large-scale flat roofs on modern logistics centers. Our process involves a complete system approach, not just adding insulation material. This includes the installation of critical vapour control layers, breathable membranes, and creating engineered ventilation channels. Our teams are equipped with industry-leading tools, including FLIR thermal imaging cameras for accurate diagnostics and Hilti fastening systems for secure installation. For coastal regions like Varna and Burgas, we select materials and fasteners with proven resistance to salt-laden air and high humidity. In Plovdiv, we focus on mitigating extreme summer heat gain, while in Sofia, our designs prioritize preventing ice dams and heat loss during harsh winters. We manage the entire project lifecycle, from initial thermal audit and structural assessment to material procurement, installation, and final warranty issuance.

    Which problem we solve

An uninsulated or poorly insulated roof is a direct cause of significant financial loss and structural risk. The primary problem we solve is excessive energy consumption; heat naturally rises and escapes, forcing your heating system to work overtime in winter, while solar radiation turns your top floor into an oven in summer. This results in needlessly high bills. Technically, the more severe problem is condensation. As warm, moist air from inside the house passes through your ceiling and hits a cold roof surface, it cools, and the moisture condenses—this is the 'dew point'. This interstitial condensation saturates existing insulation, rendering it useless, and leads to rot in wooden rafters, corrosion of metal fasteners, and the growth of mold and mildew, which pose health risks. Over time, this moisture damage can compromise the entire roof's structural integrity, leading to catastrophic failure. An uninsulated roof also experiences extreme temperature fluctuations, causing materials to expand and contract excessively, which accelerates aging and leads to cracks and leaks. By installing a professional thermal insulation system, we permanently move the dew point outside the structure, keep the roof deck warm, and create a stable, comfortable indoor environment, eliminating these risks and saving you money.

    Our Roof Insulation Service Inclusions

A complete system for maximum performance and longevity.

    Thermal Audit & Consultation

We begin with a detailed on-site analysis using a FLIR thermal imaging camera. This allows us to visually pinpoint specific areas of heat loss and thermal bridging in your current roof. We analyze these findings alongside your building's specifics to recommend the optimal insulation type and thickness required to achieve your energy efficiency goals, ensuring a solution tailored precisely to your property in Varna or other regions.

    Structural Integrity Check

Before adding the weight of new insulation and associated materials, our engineers thoroughly inspect your roof's load-bearing structure, including rafters, joists, and decking. We verify its capacity to safely support the new system, identifying and recommending rectifications for any pre-existing weaknesses, rot, or damage. This crucial step prevents future issues like roof sagging or structural failure and is mandatory for our 15-year warranty.

    Vapour Control Layer (VCL) Installation

We install a high-performance, continuous vapour control layer on the warm side of the insulation. Using top-grade materials like Sika or Dörken membranes with meticulously sealed laps and penetrations, we create an airtight barrier. This prevents interior water vapour from migrating into the roof structure, which is the primary cause of interstitial condensation, insulation failure, and timber rot. This is a non-negotiable step for a durable roof.

    Pitched Roof Insulation Application

For pitched roofs, we install insulation either between rafters or as a continuous layer over them ('sarking'). We precisely cut mineral wool batts (Knauf, Rockwool) or rigid boards (XPS/PIR) to ensure a snug, friction-fit with no gaps. Eliminating these air gaps, known as thermal bridges, is critical for achieving the quoted thermal performance. All work is done to manufacturer specifications to ensure full material warranty compliance.

    Flat Roof Insulation Application

On flat roofs, we install high-compressive-strength rigid insulation boards, typically FIBRANxps or a similar high-quality XPS/PIR product. These are applied in single or multiple layers with staggered joints to form a continuous thermal envelope over the structural deck. The boards are either mechanically fastened with thermally-broken anchors or fully bonded with specialized polyurethane adhesive, providing a solid, stable substrate for the waterproofing layer.

    Breathable Sarking Membrane Installation

On the cold side of the insulation in a pitched roof system, we install a waterproof but vapour-permeable membrane (e.g., Bramac Universal 2S, Tondach FOL-K). This high-tech layer serves two functions: it acts as a secondary water barrier against tile leaks or wind-driven rain, while its breathability allows any residual moisture trapped within the roof structure to safely escape to the outside, keeping the timbers dry.

    Ventilation Channel Creation

For pitched 'cold roof' designs, creating adequate ventilation is as important as the insulation itself. We install treated timber counter-battens to create a clear, continuous air channel of at least 50mm between the breathable membrane and the underside of the tiling battens. This ensures consistent airflow from the eaves to the ridge, actively managing moisture and preventing summer heat buildup in the roof structure.

    Counter-Batten & Tiling Batten System

Over the breathable membrane, we securely fix a robust system of new, pressure-treated counter-battens and tiling battens. This framework not only creates the vital ventilation gap but also provides a secure, perfectly aligned fixing base for the roof tiles or metal sheets. We use corrosion-resistant fixings appropriate for the local climate, especially important in coastal areas like Varna and Burgas.

    Airtight Sealing of Penetrations

Roof penetrations like chimneys, soil pipes, vents, and skylights are common points of failure for both heat loss and water ingress. Our teams meticulously seal these junctions using a system of expanding foams, flexible airtight tapes (e.g., Siga Fentrim), and custom-formed collars to ensure the integrity of both the thermal and waterproofing layers. This attention to detail is crucial for long-term performance.

Final Inspection, Cleanup, and Warranty Documentation

Upon completion, we conduct a final comprehensive inspection of the entire roof system. We remove all project-related debris, leaving your property clean. We then formally hand over the project, providing you with all relevant material data sheets, our detailed work summary, and the official, signed 15-year written warranty from Infra Remonti EOOD covering both materials and labour.

    Our 8-Step Roof Insulation Process

A structured methodology for predictable, high-quality results.

    1. 1

Step 1: Site Survey & Thermal Diagnostics

Our technical specialist visits your property to conduct a thorough assessment. Using a thermal camera, we map existing heat loss patterns. We take precise measurements, evaluate the roof's condition, assess access logistics, and discuss your specific goals. This initial data collection, which takes about 60-90 minutes, is crucial for creating a technically sound and accurate proposal.

    2. 2

Step 2: Technical Proposal & Material Selection

Within 48 hours, you receive a detailed proposal. It outlines the recommended insulation system (e.g., 200mm mineral wool vs. 150mm XPS), including calculated target U-values, project timeline, and a transparent cost breakdown. We review material options from certified partners like Knauf Insulation, Fibran, and Sika, explaining the performance trade-offs for your specific roof type and budget.

    3. 3

Step 3: Site Preparation & Safety Setup

Upon agreement and payment of the 30% advance, our team mobilizes. We erect scaffolding with safety nets and edge protection compliant with all regulations. The surrounding property, including landscaping and pathways, is protected with heavy-duty tarpaulins. Existing roofing materials like tiles are carefully removed and systematically stacked for potential reuse, ensuring a clean and organized worksite.

    4. 4

Step 4: Deck Preparation & Vapour Barrier Installation

The exposed roof deck is cleaned and inspected. Any necessary minor repairs to woodwork or concrete are completed. We then meticulously install the continuous vapour control layer. This is a critical step where all laps are sealed with specialized tape, and all penetrations are made airtight to create a monolithic barrier against internal moisture, safeguarding the entire structure.

    5. 5

Step 5: Core Insulation Layer Application

This is the primary thermal installation phase. Our certified installers fit the chosen insulation material—be it rigid boards cut for a perfect friction fit or mineral wool batts placed to fill the entire cavity without compression. We work methodically to ensure there are no gaps, which would create thermal bridges and compromise the system's performance. Every piece is seated and secured according to manufacturer specifications.

    6. 6

Step 6: Breathable Membrane & Battening System

For pitched roofs, the breathable membrane is laid over the rafters or insulation layer, providing a secondary line of defense against water. We then install the counter-batten system, which creates the essential ventilation channel. Finally, the horizontal tiling battens are fixed, providing a perfectly level and secure grid for the final roof covering, ready for the final step.

    7. 7

Step 7: Reinstatement of Final Roof Covering

The original tiles (if in good condition) or new roofing materials are re-installed onto the new batten system with correct overlaps and fixings. For flat roofs, the final waterproofing layer (e.g., PVC, TPO, or modified bitumen) is welded or bonded over the insulation boards. All ridge caps, verge trims, and flashing details are professionally finished to ensure a watertight result.

    8. 8

Step 8: Final Inspection, Cleanup & Warranty Issuance

A final, multi-point inspection is conducted by our project supervisor to ensure every detail meets our quality standards. The entire work area is thoroughly cleaned, and all construction waste is removed from your property. Upon receipt of the final payment, we issue the comprehensive project documentation, including our signed 15-year written warranty, officially concluding the project.

Materials We Use for Roof Thermal Insulation

We use only certified, high-performance materials from leading European manufacturers.

    Extruded Polystyrene (XPS)

We use high-density, closed-cell XPS boards like FIBRANxps or Austrotherm XPS TOP 30. Its key advantages are high compressive strength (≥300 kPa) and near-zero water absorption, making it the ideal choice for flat roofs, inverted roofs, and over-rafter insulation. With a thermal conductivity (λ) around 0.033 W/mK, it provides excellent insulation in humid coastal climates like Varna and Burgas. It holds its thermal resistance even when damp.

    Expanded Polystyrene (EPS)

A highly cost-effective rigid insulation, we use facade-grade, high-density EPS (e.g., Baumit StarTherm). With a λ-value around 0.038 W/mK, it offers strong thermal performance for its price. It's best suited for applications where it is fully protected from moisture, such as between rafters in a pitched roof, when used with perfectly installed vapour and breather membranes. Its light weight makes it easy to install.

    Mineral Wool (Stone Wool)

Our preferred material for insulation between timber rafters is stone wool from brands like Knauf Insulation or Rockwool. Its fibres are non-combustible, giving it an A1 Euroclass fire rating for maximum safety. It also provides excellent acoustic dampening, reducing noise from rain or hail. With a λ-value of ≈0.035 W/mK, it has great thermal properties but must be kept perfectly dry to perform.

    Glass Wool

Modern glass wool from manufacturers like Isover offers performance similar to stone wool but is often lighter, making it ideal for insulating horizontal attic floors (loft insulation). It also boasts an A1 fire rating. New manufacturing techniques with bio-based binders have made it much less itch-inducing and easier to handle. Its thermal conductivity (λ) is typically in the 0.034 - 0.040 W/mK range.

    Polyisocyanurate (PIR) Boards

For projects where space is limited and maximum thermal performance is required, we use PIR boards from manufacturers like Recticel or Kingspan. PIR offers the best insulation value per unit of thickness, with λ-values as low as 0.022 W/mK. This means a 120mm PIR board can offer the same performance as 180mm of XPS. It's a premium product, often foil-faced to act as an integrated vapour barrier.

    System Membranes (Vapour & Breather)

The insulation material is only as good as its protection. We use a full system of membranes. On the warm side, we install Vapour Control Layers (VCL) like SikaProof A+ or Dörken DELTA-REFLEX with high vapour resistance (high Sd-value). On the cold side of pitched roofs, we use Breathable Membranes like Bramac Pro Plus (W1 water tightness), which stop liquid water but allow vapour to escape, ensuring the longevity of the structure.
