    Technical inspection and diagnostics

    We perform a thorough examination of the existing condition, using not only visual inspection but also digital moisture meters and, if necessary, a thermographic camera. This allows us to identify hidden problems under old layers and pinpoint the exact source of leaks, not just their visible manifestations.

    Full substrate preparation

    This step is critical. We mechanically remove all old, compromised, and unsound waterproofing layers. We clean the substrate to a sound surface, grind the concrete for better adhesion, and fill all cracks and unevenness with specialized repair mortars to provide a perfect base for the new system.

    Application of system primer

    We apply a specialized primer compatible with the selected waterproofing membrane (e.g., Sika Concrete Primer or bituminous primer). This step is not skipped because it ensures a strong chemical and mechanical bond between the substrate and the waterproofing, preventing detachment and blistering.

    Installation of vapor barrier

    When constructing a warm roof, we mandatorily install a vapor barrier layer (most often polyethylene film with a thickness of ≥ 0.2mm with taped joints).     Mechanical fastening of the system

    We use telescopic anchors and fasteners from certified manufacturers (such as EJOT or Rawlplug) to secure the thermal insulation boards and/or waterproofing membrane.     Installation of main waterproofing membrane

    24/48-hour water load test

    Upon completion of the system, we block the drainage outlets and flood the entire roof with a layer of water for a period of 24 to 48 hours. This 'flooding test' is the uncompromising way to prove 100% watertightness of the system before handing over the site and issuing the warranty.

    Issuance of 15-year written warranty

    After a successful test and final cleaning of the site, we provide the client with an official document. It includes a full description of the work performed, the materials used with their batch numbers, and the clear terms of our 15-year warranty, which covers both labor and materials.

      Step 1: Initial consultation and free inspection

      Step 3: Agreement and material delivery

      Upon approval of the offer, we sign a contract, and upon receipt of the 30% advance payment, we immediately order and organize the delivery of all necessary materials. On-site, we prepare the work area, adhering to all safety standards and minimizing inconvenience for residents.

      Step 4: Dismantling old layers and substrate preparation

      We begin by completely removing all compromised waterproofing and insulation layers down to a sound substrate. This is followed by the removal of construction waste, meticulous cleaning of the concrete slab from dust and unstable particles. If necessary, minor repairs to the substrate are also performed.

      Step 5: Installation of vapor barrier and thermal insulation (if provided)

      For a 'warm roof' project, a vapor barrier layer is laid first. On top of it, thermal insulation boards (XPS or PIR) are arranged and mechanically fastened to the substrate with anchors. This operation is performed with great care to avoid thermal bridges and ensure proper slope to the drains.

      Step 6: Installation of the waterproofing membrane

      The waterproofing rolls (TPO, PVC, or bituminous) are unrolled and positioned according to the technical design. For mechanical fastening, the fasteners are installed in the overlap area before welding. For fully adhered systems, a special adhesive is applied. We ensure correct tensioning of the membrane.

      Step 7: Seam welding and detail formation

      This is the most critical stage. Long straight seams are welded with an automatic Leister machine. All other details – corners, drains, ventilators, parapets, air conditioner bases – are processed and welded manually by experienced specialists to guarantee 100% watertightness of the entire system.

      Step 8: Final inspection, test, and site handover

      We conduct a thorough visual inspection of every centimeter of the welds. We perform a mandatory 24-hour ponding test. After its successful completion, we clean the site and hand it over to the client with the signing of a handover protocol and the delivery of the written 15-year warranty against the final 30% payment.

    Thermoplastic polyolefin, reinforced with polyester mesh, 1.5 mm thick. This material is a benchmark for environmental friendliness and durability. It has exceptional resistance to UV radiation and weathering, making it ideal for exposed roofs in sunny regions like Varna.     Premium bituminous membrane, polyester reinforced, over 5.0 mm thick (for top layer). SBS (Styrene-Butadiene-Styrene) rubber, added to the bitumen, provides exceptional elasticity even at very low temperatures (flexibility down to -25°C), making it a perfect choice for areas with harsh winters like Sofia. It is typically applied as a two-layer system with a total thickness of 8-9 mm, providing immense resistance to mechanical damage. Application is done by torch-on welding.

    Extruded polystyrene (XPS) thermal insulation (e.g., Fibran XPS 300-L)

    Rigid thermal insulation boards with a closed-cell structure, making them practically watertight (water absorption < 0.7%). They have high compressive strength (≥300 kPa), allowing them to be used on loaded and inverted roofs. Their thermal conductivity coefficient (λ) is excellent, around 0.034 W/mK. XPS retains its thermal insulation properties long-term, even in the presence of moisture, making it a reliable choice for any roof.

    Polyisocyanurate (PIR) thermal insulation (e.g., BauderPIR FA)

    Rigid thermal insulation boards with the best thermal insulation characteristics on the market, with a thermal conductivity coefficient (λ) reaching up to 0.022 W/mK. This allows achieving the required energy efficiency standards with less insulation thickness. PIR boards are lightweight yet have high compressive strength. They also have significantly better fire performance compared to other polymer thermal insulation materials. They are often laminated with aluminum foil, which also serves as a vapor barrier.

    Mechanical fasteners (e.g., EJOT DDS-T / DDP)

    A system of telescopic anchors made of polypropylene and steel, corrosion-resistant screws, specifically designed for fastening thermal insulation and waterproofing membranes. Their telescopic design eliminates thermal bridges through the fastener. Their number, type, and length are determined after engineering calculation of wind load according to Eurocode, considering the building's height and geographical location. Correct selection and installation are critical for roof safety.
