What does a complete terrace repair include?

Full diagnostic with equipment
We use non-destructive methods such as thermographic analysis to locate hidden leaks and thermal bridges, as well as moisture meters for accurate measurement of base saturation. This initial step allows us to determine the exact scope of necessary repair work and avoid unnecessary costs by focusing only on problem areas.
Complete demolition down to the load-bearing slab
We remove all existing layers – tiles, old waterproofing, compromised screed for slope. We use professional Hilti breakers with controlled power to reach the sound reinforced concrete slab without causing vibratory damage to the structure. This is the only way to ensure that the new system will be laid on a clean and stable base.
Inspection and anti-corrosion treatment of rebar
After exposing the concrete slab, we inspect the condition of the rebar mesh. All corroded areas are mechanically cleaned to bright metal (Sa 2.5 standard), then treated with specialized two-component epoxy or polymer-cement anti-corrosion passivation coatings such as Sika MonoTop-910 N, which stop the rusting process and restore the alkaline protection of the steel.
Structural concrete restoration
All cavities, cracks, and damaged areas on the concrete slab are filled and restored using special repair mortars of class R4 (according to EN 1504-3), such as Sika MonoTop-412 NFG. These materials have a compressive strength of over 45 MPa, low shrinkage, and excellent adhesion to old concrete, fully restoring the monolithic nature and load-bearing capacity of the structure.
Construction of a new screed for slope
We form a new reinforced screed with a minimum thickness of 3-4 cm, which is precisely leveled with a laser to ensure a mandatory slope of at least 1.5% to 2% towards the drainage elements (siphons, gutters). The correct slope is critical to prevent water retention on the surface and eliminate the risk of future leaks.
Installation of drainage elements and profiles
We install new, high-quality floor siphons with a waterproofing flange and seal their connection to the base. Along the outer edge of the terrace, we install system aluminum or steel drip profiles (drip edges) that direct water away from the balcony edge, preventing backflow and subsequent destruction of the plaster.
Application of elastic waterproofing system
We apply two coats of highly elastic two-component polymer-cement waterproofing (e.g., Mapei Mapelastic or SikaLastic-152), with a total thickness of 2-3 mm. An alkali-resistant fiberglass mesh is embedded between the two layers for additional strength and crack-bridging ability. All corners and connections are treated with additional sealing tapes.
Application of decoupling membrane (optional)
For large areas or in regions with extreme temperatures (Plovdiv, Sofia), we highly recommend the application of a decoupling membrane such as Schlüter-DITRA. It absorbs stresses from thermal expansion between the substrate and the covering, preventing cracking of tiles and joints and providing an additional waterproofing layer.
Installation of frost-resistant flooring
We lay porcelain stoneware tiles with a wear resistance class of at least PEI IV and proven frost resistance. We use a highly elastic adhesive of class C2TES1 (e.g., Ceresit CM 17), which is applied both to the substrate and to the back of the tile (double-buttering) for 100% coverage and absence of voids where water could collect.
Elastic grouting and sealing
Grouting is performed with elastic, hydrophobic grouting compounds of class CG2 WA. All perimeter and expansion joints, as well as connections with joinery and walls, are sealed with a permanently elastic polyurethane or MS-polymer sealant. This ensures the system's flexibility and hermetic sealing of all critical details.

Step 2: Clearing and Demolition
After signing the contract, we secure the perimeter and begin removing all layers down to a sound base. We work with professional equipment to minimize dust and noise. All construction waste is collected in bags and transported to a specialized landfill, leaving the site completely clean.

Step 3: Base Preparation and Repair
The base is cleaned with a high-pressure water jet. Corroded rebar is treated with anti-corrosion coatings. All concrete defects are repaired with specialized R4 repair mortars. This step restores structural integrity and prepares a perfect base for subsequent layers.

Step 4: Slope Formation
We apply a new reinforced screed for slope, using a laser level to achieve a precise and uniform gradient of 1.5-2% towards the siphons. The screed is left to cure for a minimum of 72 hours before subsequent operations to minimize the risk of shrinkage cracks.

Step 5: Waterproofing Application
We apply the first layer of polymer-cement waterproofing, into which we 'embed' an alkali-resistant mesh and sealing tapes in the corners. After drying (about 4-6 hours), we apply a second, finishing layer perpendicular to the first. The result is a seamless, elastic membrane 2-3 mm thick, completely waterproof.

Step 6: 24-hour Water Test
Before laying the final flooring, we perform a mandatory 24-hour water test. We block the siphons and flood the entire terrace with a few centimeters of water. This is the surest way to 100% verify the success of the waterproofing work and ensure there are no leaks.

Step 7: Flooring and Grouting
After a successful water test, we proceed with tiling porcelain stoneware slabs with elastic C2TES1 adhesive. Each tile is precisely leveled. We leave technological joints of 3-5 mm. After a minimum of 24 hours, we grout with an elastic, water-repellent grouting compound. This ensures not only aesthetics but also the durability of the flooring.

Step 8: Final Sealing and Handover
All corner and expansion joints are filled with permanently elastic PU sealant. We clean the site and perform a final inspection with the client. We issue a handover protocol and a written 15-year warranty for the construction works performed. Your terrace is ready for use.

This is a single-component, fiber-reinforced cementitious repair mortar that meets the highest class R4 according to EN 1504-3. A single-component, polymer-modified cementitious mortar used both for anti-corrosion protection of rebar and as a bonding bridge between old and new concrete.
