    Infra Remonti EOOD specialises in the design and construction of monolithic reinforced concrete external staircases. Our activities cover the entire process – from the initial site survey and geodetic layout, through excavation, precise formwork and reinforcement, to concrete pouring and final surface finishing. We work for private clients (single-family houses, villas), developers (residential complexes), and public contractors (parks, administrative buildings). We have our own formwork systems, vibration equipment, and specialised teams trained to work in diverse terrain conditions. We operate primarily in Varna and Burgas, where we apply specific measures against the aggressive impact of the marine climate, such as using high-density concrete and additives against chloride corrosion. We also execute projects in Plovdiv and Sofia, where the main focus is on ensuring high frost resistance of the concrete (class F150-F200) and complying with higher logistical requirements and urban regulations. Regardless of the location, every project is designed in accordance with safety standards, including the correct rise and run ratios for steps.

    Which problem we solve

    An incorrectly constructed external staircase is a serious risk and a future source of expense. The problems we solve start from the very foundation. A poorly compacted base leads to settlement and cracking of the structure, making it dangerous. We prevent this by excavating below the frost line and building a drainage layer of gravel at least 20 cm thick. Another critical issue is rebar corrosion, accelerated by moisture and salts (especially in Varna). If the reinforcement is not covered by a sufficiently thick layer of concrete (min. 4 cm), it rusts, expands, and causes the concrete to spall. Our solution is the precise positioning of the reinforcement cage and the use of concrete with Sika hydrophobic additives. Slippery steps, especially in rain or frost, are a common cause of accidents. We solve this problem by standardly applying a 'broom finish,' which creates a rough, non-slip texture. Last but not least, stairs with uncomfortable, uneven steps are a daily tripping hazard. We design each step with computer accuracy, adhering to the ergonomic formula 2R+T≈63cm, to ensure comfort and safety with every step. We prevent future costs for expensive repairs by building staircases designed to last for decades.

    Each stage of the process is essential for the final result – a safe and durable staircase with a 15-year warranty.

    Geodetic Layout and Levelling

    Our technical specialist performs a precise marking of the terrain. We determine the exact coordinates, start and end heights, and the slope of the stair flight to ensure perfect integration with existing surfaces and entrances. This step eliminates the risk of geometric errors and ensures proper water drainage from the structure.

    Excavation and Foundation Preparation

    We perform mechanised or manual excavation for the staircase foundation to a minimum depth of 50-60 cm, below the region's frost line. We lay and compact layers of crushed stone aggregate (20 cm), creating a stable, non-freezing, and draining foundation that prevents future settlement and concrete cracking.

    Precision Formwork Construction

    We construct robust and tight formwork from moisture-resistant plywood or modular formwork systems. It defines the exact shape of each step, landing, and riser. All joints are sealed to prevent the leakage of cement laitance, which guarantees smooth surfaces and sharp, clean edges after striking.

    Rebar Preparation and Installation

    We fabricate a reinforcement cage from B500B grade steel (typically N10-N14 ribbed bars) according to the structural plan. The reinforcement is mounted on plastic spacers, ensuring a minimum concrete cover of 4 cm – a key factor for corrosion protection, especially in marine environments like Varna and Burgas.

    Pouring of C25/30 Grade Concrete

    We supply and pour certified concrete with a C25/30 strength class and F150 frost-resistance class. The concrete contains specific additives to improve workability and water-tightness. The pouring process is carried out carefully to fill all voids in the formwork without creating defects.

    Internal Vibration of Concrete

    Immediately after pouring, the entire concrete mass is treated with internal poker vibrators. This procedure is mandatory to remove air bubbles and voids, compact the mix, and achieve a homogeneous structure. The result is maximum strength, water-tightness, and durability of the structure.

    Manual Finishing of Steps

    While the concrete is still in a plastic state, the surface of each step is hand-finished with floats. A fine, rough texture (the so-called 'broom finish') is then created using special brushes. This treatment provides excellent anti-slip properties without compromising the aesthetics of the staircase.

    Striking Formwork and Curing Concrete

    The formwork is carefully removed after the concrete reaches its initial strength (usually between 3 and 7 days). The concrete is then kept moist by spraying with water or covering with film for at least 7 days. This care (curing) is crucial for preventing surface cracks and achieving the full design strength.

    Hydrophobic Treatment

    After the concrete has fully dried (after the 28th day), we apply a colourless, penetrating impregnator such as Mapei Antipluviol S or SikaGard-705 L. It creates a deep water-repellent effect, protects against dirt, salt stains, and the destructive action of freeze-thaw cycles, extending the life of the staircase.

    Handrail Installation (Optional)

    If required, we perform professional installation of handrails made of stainless steel, wrought iron or aluminium. We drill precise holes in the concrete and anchor the posts using high-strength Hilti HIT-RE 500 chemical anchors, guaranteeing absolute stability and safety of the fastening.

    Our 8-Step Process for Perfect External Stairs

    From concept to completion, we follow a strict technological sequence that guarantees quality and safety.

      Step 1: Free Survey and Precise Quoting

      We start with a visit to your site to assess the terrain, level difference, and connection points. We discuss your requirements and propose a conceptual design. Based on precise measurements, we prepare a detailed, fixed-price quote describing all materials and activities, with no hidden fees. The quote is valid for 30 days.

      Step 2: Foundation Preparation and Drainage

      After signing the contract, we proceed with excavation. We form a bed for the foundation below the regional frost line and lay a geotextile. We build a 20 cm drainage layer of compacted rock aggregate, which will protect the staircase from damage due to settlement or frost heave. This guarantees long-term stability.

      Step 3: Assembling Formwork and Reinforcement Cage

      Our formwork carpenters build a precise wooden structure that will shape the geometry of the stairs. Inside it, our steel fixers assemble and tie the steel cage from N10-N14 rebar, placed on spacers to ensure the required concrete cover on all sides. Each step is checked for dimensional accuracy.

      Step 4: Concrete Pouring and Vibration

      We order and deliver certified C25/30 grade concrete from a proven manufacturer like Holcim or Titan. The concrete is poured evenly into the formwork, starting from the lowest point. Immediately afterwards, it is treated with an internal vibrator to eliminate all air pockets and achieve maximum density and strength.

      Step 5: Shaping Steps and Surfaces

      While the concrete is in its plastic phase, our master concrete finishers shape the final appearance of the steps. Using special tools (floats, screeds, and brushes), they smooth the surface and create a non-slip texture. The edges of the steps are slightly rounded to prevent future chipping.

      Step 6: Hardening and Hydration Period

      After the concrete work is completed, the structure is left to gain strength. This stage is critical. Depending on the weather, the formwork is struck after 3 to 7 days. For the next 7-10 days, we ensure the concrete is kept moist (curing) by periodically spraying it with water, which is mandatory for its strength.

      Step 7: Final Treatments and Cleaning

      After the concrete has fully cured and dried (around 28 days), we apply a protective hydrophobic impregnator that seals the pores and protects against moisture. We dismantle and remove all formwork elements, clean the construction site, and transport all waste to a specialised disposal facility.

      Step 8: Handover and Warranty

      We conduct a final inspection of the completed staircase with you. We answer all questions regarding maintenance and use. Once you approve the work, we provide you with an official handover protocol and a written 15-year warranty for the structural integrity of the construction, signed and stamped by Infra Remonti EOOD.

    Materials that Guarantee Durability

    Concrete Grade C25/30 (B25), F150

    We use only factory-produced concrete with a guaranteed compressive strength class of 30 N/mm² and frost-resistance class F150 (withstands over 150 freeze-thaw cycles). The concrete contains air-entraining admixtures that create micropores, protecting against internal stresses at low temperatures. Its water-tightness is at least W6 (0.6 MPa), making it highly resistant to moisture.

    Reinforcement Steel B500B

    All our structures are reinforced with B500B grade ribbed steel, in accordance with BDS EN 10080. This steel grade has a yield strength of 500 MPa and high ductility, allowing it to absorb tensile stresses without risk of brittle failure. We use diameters from N10 to N16 depending on the structural requirements.

    Formwork Panels (Moisture-Resistant Plywood)

    To achieve smooth surfaces and precise edges, we work with high-quality three-ply or multi-ply formwork plywood, 21 mm thick, coated with a phenolic film. This coating prevents water from the concrete from soaking into the wood, ensures easy striking, and leaves a smooth surface almost ready for painting.

    Concrete Admixtures Sika® / Mapei®

    Depending on the specific conditions, we use specialised admixtures. For better workability and self-compaction, we use superplasticisers like Sika® ViscoCrete®. To increase water-tightness and protect reinforcement from chlorides in marine environments (Varna, Burgas), we add crystallising or pore-blocking admixtures like Sika®-1 or Mapei Idrokrete Krystall.

    Chemical Anchors Hilti® HIT-RE 500 V3

    When installing handrails or connecting to existing structures, we rely on the Hilti HIT-RE 500 epoxy anchoring system. It provides exceptionally high load-bearing capacity, even in cracked concrete and under seismic loads. It creates a completely waterproof connection, protecting against corrosion in the drilled area.

    Hydrophobic Impregnator SikaGard®-705 L

    This is a professional solvent-based silane impregnator. It penetrates deep into the concrete's pores (up to 10 mm) and reacts chemically to create a durable water-repellent layer. The impregnator is vapour-permeable, allowing the structure to 'breathe', and protects against the ingress of water, salts, and dirt, while being completely invisible.
