Second, moisture destroys building materials: plaster crumbles, plasterboard disintegrates, paint peels, and wooden elements begin to rot, compromising their structural integrity.     Precise diagnostics with moisture meter and thermal camera

    We use non-destructive methods for accurate mapping of moisture. The thermal camera instantly shows cold, damp areas, and the contact moisture meter measures the percentage of moisture content up to 4 cm deep in the masonry. This allows us to define the exact intervention perimeter, without unnecessary breaking of healthy sections, and to identify hidden problems.

    Site safety and preparation

    Before starting work, the entire work area is isolated with thick plastic sheeting to prevent the spread of dust and mould spores to the rest of the property. Furniture is covered or removed. Electrical installations in the affected area are switched off and secured to guarantee the safety of our teams and the site.

    Mechanical removal of compromised materials

    This is the most important step. Using breakers and hand tools, we remove every part of plaster, filler, plasterboard, wallpaper, or paint that shows signs of damp, mould, or structural instability. We clean the base down to sound brick, concrete, or other load-bearing material, including removing all crumbly particles and dust.

    Deep drying with industrial dehumidifiers

    We deploy professional condensation dehumidifiers (e.g., Trotec TTK 170 ECO with a capacity of up to 50 l/24h) and fans that work continuously to extract moisture from the air and building materials. The process continues until the moisture content of the substrate drops below 15%, which is monitored with daily measurements. This is critical to prevent recurrence.

    Anti-mycotic and antibacterial treatment

    After visible mould is removed, we treat the bare substrate with powerful biocidal solutions like Ceresit CT 99. These preparations penetrate the material's pores and destroy the root system (mycelium) of the mould, thus ensuring it will not reappear under new coatings. The solution is left to act for the manufacturer's recommended time.

    Application of a waterproofing or vapour barrier primer

    Depending on the situation, we apply a specialized primer. For problems with capillary moisture or negative water pressure (in basements), we apply a crystallizing or two-component waterproofing slurry like Mapei Planiseal 288. In other cases, we use a deep-penetrating strengthening primer to create a solid base for subsequent layers.

    Restoration of masonry and base plasters

    If there are damaged bricks, they are replaced. Then a new layer of base plaster is applied. For areas with residual moisture or salts, we use specialized remediation plaster (e.g., Baumit Sanova), which is highly vapour-permeable and has pores for storing salts. Standardly, we apply lime-cement plaster 1.5-2 cm thick, which is smoothed.

    Application of fine fillers

    After the base coat is completely dry, we apply two or more layers of fine gypsum or cement filler (e.g., Knauf Satengips/Fugenfüller) to achieve a perfectly smooth and even surface, ready for painting. Each layer is carefully sanded. The goal is to achieve surface quality class Q3 or Q4, without visible defects.

    Priming and painting with vapour-permeable paints

    A crucial final stage is painting with the correct product. We use high-quality 'breathable' paints – silicate or silicone (e.g., Caparol Sylitol), which have very low water vapour diffusion resistance (high Sd value). This allows the wall to remain 'open' and naturally regulate room humidity, preventing condensation.

    Final cleaning and site handover

    Upon completion of all construction activities, our team performs a thorough cleaning of the work area. We remove all waste, dust, and protective coverings. The site is handed over to the client in a clean and ready-to-use condition, along with a signed protocol and an official written 15-year warranty for the services performed.

      Step 1: Initial inspection and measurements

      After your call, our technical specialist will visit the site (free of charge for Varna) for a detailed inspection. We work cleanly and methodically, removing and transporting all construction waste to a specialized landfill. The goal is to reach a sound and clean structural base.

      Step 4: Drying and disinfection

      The exposed and cleaned base is treated with a strong anti-mycotic preparation to destroy mould spores. Immediately after that, we install professional drying machines and fans. They work continuously for 3 to 7 days, depending on the degree of saturation, extracting moisture from deep within. We monitor the process daily with a moisture meter until target values are reached.

      Step 5: Base restoration and waterproofing

      Once we are sure the base is completely dry (below 15% humidity), we proceed with restoration. First, we apply a deep-penetrating primer to strengthen the surface. Then, if necessary (e.g., in basements or bathrooms), we apply an elastic cementitious waterproofing membrane 2-3 mm thick. This layer creates a secure barrier against future moisture penetration.

      Step 6: Rough plaster and filler

      At this stage, a second interim payment of 40% is due. We begin by applying the main layer of plaster – remedial or standard lime-cement, to straighten the wall and restore its geometry. After the technological drying time, we apply several layers of fine filler to prepare an ideally smooth surface for painting. All corners are shaped with aluminium edge protectors.

      Step 7: Final finishing works

      After fine sanding of the filler, the surface is primed again to ensure uniform paint absorption. This is followed by a two-layer painting with the client's chosen high-quality vapour-permeable paint. Finally, we reinstall all skirting boards, switches, sockets, and light fixtures that were removed at the beginning of the process.

      Step 8: Site acceptance and final payment (30%)

      We conduct a joint inspection with the client to ensure everything has been completed according to the contract and expectations. The site is handed over completely cleaned. A handover protocol is signed, the 15-year written warranty is issued, and the final payment of the remaining 30% is made. Your home is once again dry, healthy, and safe.

    Materials: The Foundation of Durable Repair

    This is a professional biocidal solution for deep remediation of infected substrates. Unlike household chlorine-based preparations, it doesn't just bleach, but destroys the mycelium (roots) of mould in the pores of concrete and brick. It is applied by spraying or brushing onto the exposed substrate and left to act for 24 hours before subsequent operations. It does not contain volatile organic compounds.

    Two-component waterproofing Mapei Planiseal 288

    An elastic cement-polymer waterproofing membrane that we apply in basements and on walls with negative water pressure. It creates a continuous layer 2-3 mm thick, which is completely waterproof but remains vapour-permeable. Its elasticity allows it to accommodate slight structural movements and bridge cracks up to 0.8mm without compromising the integrity of the barrier.

    Remedial plaster Baumit SanovaPutz S

    This plaster is a key element in combating damp and salt. It has a specially designed structure with a high pore volume (over 40%) and very low capillary absorption. This allows it to draw moisture from the masonry and release it into the air, while salts crystallize in its pores without damaging the finish layer. Its vapour permeability coefficient μ is < 12, making it extremely 'breathable'.

    Deep penetrating primer SikaGard-905 W

    This is a water-based product, based on alkaline silicates, which we use to strengthen crumbly and dusty substrates damaged by moisture. It penetrates deeply, chemically reacts with the substrate, and hardens it. At the same time, it creates a surface barrier that prevents the outbreak of salts (efflorescence). It is ideal for preparing old masonry before applying new coatings.

    Gypsum filler Knauf Satengips

    For the fine smoothing of walls, we rely on proven products such as Knauf Satengips. This is a gypsum filler that allows the application of very thin layers and achieves a mirror-smooth surface (Q4 quality). An important property is its good vapour permeability, which does not 'seal' the wall and is compatible with our overall 'breathable' repair system.

    Silicate interior paint Caparol Sylitol Bio-Innenfarbe

    The final layer is crucial. This paint is completely mineral, based on liquid potassium glass. It does not create a film on the wall but chemically binds with the substrate (silicates). It has extremely high vapour permeability (class V1, Sd-value < 0.02 m) and natural high alkalinity (pH > 11), which acts as a preventive protection against mould development. It contains no preservatives, solvents, or plasticizers.
