What we deliver and which problem we solve

    What we deliver

Infra Remonti EOOD specialises in the professional design and application of thin-layer mineral renders. Our service covers the entire process – from expert assessment of the substrate to the final structuring of the surface and, if desired, subsequent painting with compatible silicate or silicone paints. We work with materials from leading manufacturers such as Baumit, Weber, Ceresit, and Knauf, strictly adhering to their technological requirements for mixing, application, and drying. Our teams are equipped with professional tools, including facade scaffolding, mixing machines, and, if necessary, PFT G4 render pumps, which allow for quick and homogeneous application over large areas. Our service is aimed at owners of single-family houses, apartment building managers, investors in residential and commercial buildings who are looking for a long-lasting, healthy and aesthetic facade solution. We cover projects throughout Bulgaria, with a primary focus on Varna and Burgas, where the specific climate demands uncompromising quality, as well as large projects in Plovdiv and Sofia, where logistics and organisation are key. Every project we undertake is secured with a contract, a clear schedule, and our standard 15-year written warranty.

    Which problem we solve

The main problem that mineral render solves is moisture retention in building walls. Many modern buildings are almost hermetically sealed, and improperly chosen facade render (e.g., acrylic over mineral wool) acts like a plastic bag – it prevents water vapour from inside from escaping. This leads to condensation in the insulation, reducing its thermal properties, the growth of mould and mildew on internal walls, and compromising the entire facade system. Mineral render, with its low diffusion resistance coefficient (μ < 40), is highly 'breathable' and prevents these problems. Another serious risk is biological contamination. In a humid climate like Varna's, facades are constantly attacked by algae, fungi, and mildew. Mineral render solves this problem naturally – its high alkalinity (pH > 12) creates an environment unfavourable for microorganism growth, without the need for strong biocidal additives. Failure to apply a quality finish layer leaves the reinforced plaster exposed to UV rays and climatic influences, leading to its degradation within 2-3 years, exposing the thermal insulation and costly subsequent repairs.

What does our mineral render application service include?

Every stage of the process is essential for achieving a flawless and long-lasting result.

    Technical Inspection and Substrate Assessment

Our specialist conducts a detailed inspection of the site, checking the strength, flatness, and hygroscopicity of the substrate. We use scratch and wetting tests to accurately determine what type of preparation and primer are needed. This initial step is crucial for avoiding future adhesion problems.

Delivery and Installation of Facade Scaffolding

We provide and install professional facade scaffolding, compliant with all labour safety regulations. This ensures the safety of our employees and allows for precise and high-quality work across the entire height and area of the facade. The scaffolding is also secured with a protective net if necessary.

    High-Pressure Cleaning of the Substrate

Before any subsequent operations, the facade is cleaned with a pressure washer (up to 150 bar). This procedure eliminates dust, grease, salts, old and unsound coatings that would compromise the adhesion of the new render. The substrate is left to dry completely before priming.

    Application of Bonding Primer

We apply a specialised, pigmented quartz primer (e.g., Baumit UniPrimer), which has two main functions: it evens out the absorbency of the substrate, preventing the render from drying too quickly and cracking, and creates a rough surface for optimal mechanical adhesion.

Protection of Windows, Sills, and Claddings

All windows, doors, external sills, downpipes, and other elements that should not be affected are carefully taped off with UV-resistant film and protective tapes. This ensures clean work and protects your elements from contamination or damage during operation.

    Machine Mixing of the Compound

The dry mineral render is mixed with a precisely measured amount of water, according to the manufacturer's instructions, using professional agitators. We achieve a homogeneous, plastic consistency without lumps, which is essential for even application and structuring.

Manual or Machine Application of Render

We apply the render with stainless steel trowels 'to the thickness of the grain'. We work in 'wet on wet' stages to avoid visible transitions and joints on the surface. For large areas, we use render machines, which provide higher speed and uniformity of the layer.

    Final Structuring of the Coating

This is the most artistic and technically complex part. At the exact moment of initial setting, when the material 'pulls', the surface is worked with a plastic trowel. Through circular or straight movements, the final decorative structure is formed – 'scratched' (Kratz) or 'dragged' (Rillen).

Painting with Vapour Permeable Paint (optional)

After the render is fully dry (minimum 7-28 days), we offer the application of two coats of high-quality silicate or silicone facade paint. This gives the desired colour and provides additional hydrophobic effect and protection against contamination, especially in urban or marine environments.

Dismantling, Cleaning, and Handover of the Site

After all activities are completed, we dismantle the scaffolding, clean the construction site of any waste, and hand over the site in a fully finished state. We provide the client with the final documents, including our written 15-year warranty for the work performed.

Our Working Process in 8 Steps

From initial contact to final acceptance, we follow a clear and transparent procedure.

    1. 1

      1. Free inspection and consultation

Following your inquiry, our technical manager will visit your site on an agreed day and time. We will measure the exact areas, assess the condition of the existing substrate, and discuss your texture and colour requirements. This consultation is completely free and helps you make an informed decision for your property.

    2. 2

      2. Preparation of a detailed offer

Within 48 hours of the inspection, you will receive a detailed written offer. It includes a breakdown of all activities, the types and brands of materials to be used, a total price in EUR excluding VAT, completion timeline, and payment terms (standard 30/40/30). Everything is transparent, with no hidden fees.

    3. 3

      3. Contract and planning

Upon accepting the offer, we sign an official contract that legally protects both parties. It describes all agreed parameters from the offer, as well as our 15-year warranty. Immediately thereafter, the project enters our schedule, and a start date for work is set.

    4. 4

      4. Substrate preparation

Work begins with scaffolding installation and site safety measures. The facade is thoroughly cleaned and primed with a product suitable for the substrate and render (e.g., Weber GR100). All corners, as well as frames around windows and doors, are reinforced with special PVC profiles with mesh to ensure straight lines and impact resistance.

    5. 5

      5. Application of mineral render

The material is applied evenly over the prepared and primed surface using stainless metal trowels. The layer thickness corresponds to the grain size of the mixture (typically 1.5, 2.0 or 2.5 mm). Our team works in coordination to maintain a 'wet edge' and avoid connection lines.

    6. 6

      6. Structuring of the finish layer

This is the most crucial stage, requiring skill and a sense of timing. When the render begins to 'pull' (neither too wet nor too dry), it is structured with a plastic trowel. Depending on the technique (circular or vertical/horizontal movements), the desired texture – 'scratched' or 'dragged' – is achieved.

    7. 7

      7. Technological drying time

Mineral render requires a certain period for full carbonation and strength development before it can be painted. This period is a minimum of 7-14 days under ideal conditions but can reach 28 days in lower temperatures and high humidity. During this time, the facade must be protected from rain and strong sun.

    8. 8

      8. Final inspection and acceptance

After work completion (and drying, if painting is involved), a joint inspection is carried out with the client. The uniformity of colour and structure, as well as the cleanliness of adjacent elements, are checked. If there are no remarks, the property is finally accepted, and a handover protocol is signed, activating the 15-year warranty.
