What we deliver and which problem we solve
What we deliver
Infra Remonti EOOD specialises in the complete renovation of thermal insulation systems for existing single-family and multi-family houses. Our service covers the entire process – from expert diagnostics of the current condition, including with a thermographic camera, to the full removal of old, inefficient, or damaged insulation layers. We perform precise substrate preparation, crack repairs, and apply a modern, multi-layer thermal insulation system with a thickness of 10 to 20 cm, using certified materials like EPS, XPS, or mineral wool from leading manufacturers. Our teams are equipped to work in occupied properties, implementing strict measures to minimise disruption and maintain cleanliness. We cover sites across all of Bulgaria, focusing on regional specifics: the salty and humid climate of Varna and Burgas, the extreme summer heat in Plovdiv, and the severe winter conditions with freezing and thawing in Sofia, adapting our materials and technology for maximum durability.
Which problem we solve
Poor quality, outdated, or missing thermal insulation is a direct cause of significant financial loss and reduced living comfort. The problem manifests as up to 50% higher bills for heating and air conditioning, as heat (or coolness) escapes the building unimpeded. Thermal bridges appear – zones through which cold penetrates, leading to condensation on interior walls and the subsequent growth of mould and mildew, which are hazardous to health. Physically, the facade begins to degrade – the plaster cracks and falls off, moisture penetrates the structure and damages it, and the reinforcement corrodes. Inaction leads to the progressive deterioration of the facade and a decrease in the property's market value. Our solution, by installing a continuous, correctly sized thermal insulation envelope, eliminates thermal bridges, stops moisture, protects the structure from weathering, and drastically reduces energy costs, ensuring a healthy microclimate and a modern look for your home.

What does the thermal insulation repair service include?
Every element of the process is critical to the final result and the system's longevity.
Pre-start thermographic analysis
We use a professional thermal camera to identify all thermal bridges and heat loss zones on the existing facade. This analysis allows us to focus our efforts and prove the new system's effectiveness after project completion, ensuring that problem areas are eliminated.
Professional frame scaffolding and site safety
We erect certified facade scaffolding compliant with all safety standards. We install protective nets to catch dust and debris and protect windows, doors, and surrounding areas with thick film to minimise contamination of your property during work.
Removal and disposal of old coatings
We perform a complete removal of all compromised layers – old plaster, cracked render, detached or thin (under 5-6 cm) old insulation. All construction waste is collected and transported to a specialised disposal site, leaving a clean and sound base for the new system.
Substrate repair and preparation
After removal, the substrate is thoroughly inspected. We clean it with a high-pressure water jet to remove dust and loose particles. All cracks in the masonry are repaired, and finally, the wall is primed with a deep-penetrating primer to strengthen it and ensure optimal adhesive bonding.
Installation of thermal insulation boards
We install thermal insulation boards (EPS or mineral wool) with a minimum thickness of 10 cm. Each board is fixed with polymer-cement adhesive and mechanically secured with a minimum of 6-8 dowels per square metre, with the number increased to 10-12/m² in corner areas for protection against wind loads.
Reinforced render with fibreglass mesh
We apply a layer of flexible polymer-cement render, into which we 'embed' an alkali-resistant fibreglass mesh weighing 160 g/m². We then apply a second, smoothing layer of render. This reinforced layer, with a total thickness of 3-4 mm, gives the system impact strength and protects it from cracking.
Installation of profiles and drip edges
On all external corners of the building, as well as around windows and doors, we install PVC or aluminium corner beads with mesh. They ensure perfectly straight edges, protect against mechanical damage, and prevent cracks from forming in the most vulnerable areas. Drip edge profiles are also installed above windows and the plinth.
Application of final decorative plaster
After the reinforced layer has fully dried, we apply the final plaster. We offer a wide choice of textures (scraped, dragged) and colours. For houses, we recommend silicone plaster due to its elasticity, water-repellent properties, and resistance to contamination, which ensures a long-lasting fresh appearance for the facade.
Replacement or refitting of window sills and gutters
After adding the new insulation layer (10-15 cm), the existing sills and gutters are no longer the correct size. We perform professional removal and subsequent installation of new, wider sills and adjust the position of the downpipes to ensure proper facade drainage.
Full clean-up and project handover
After completing all activities, we dismantle the scaffolding and carry out a final clean-up of the site and its adjacent areas. We conduct a joint inspection with the client, sign a handover protocol, and officially activate the 15-year written guarantee for the completed repair.
Our 8-step insulation renovation process
We follow a proven methodology that ensures quality, efficiency, and full project control.
- 1
Step 1: Survey, consultation, and quote
Our technical manager visits the site to take measurements, assess the condition of the existing facade, access, and your specific requirements. Based on the survey and selected materials, we prepare a detailed, transparent quote within 2-3 working days, with no hidden fees.
- 2
Step 2: Planning and material delivery
Upon acceptance of the quote and payment of a 30% advance, we begin planning. We create a detailed work schedule and order all necessary materials from certified systems like Baumit, Ceresit, or Knauf. The materials are delivered directly to the site on the scheduled start date.
- 3
Step 3: Site preparation and scaffolding erection
The first physical step on site is securing it. We erect facade scaffolding, cover windows and joinery with protective film, and secure the perimeter. We ensure the safety of both our team and the house occupants.
- 4
Step 4: Removal of the old, compromised system
We begin the methodical removal of all old layers until a sound base is reached. The old plaster and insulation are carefully removed to avoid damaging the masonry. All waste is collected in bags or a skip for subsequent disposal.
- 5
Step 5: Substrate cleaning and priming
Once the substrate is exposed, it is cleaned of dust, adhesive residue, and loose particles, usually with a pressure washer. All cracks are filled with a specialised mortar. Finally, a deep-penetrating primer (e.g., Baumit Grund) is applied, which strengthens the surface and improves adhesion.
- 6
Step 6: Bonding and dowelling of insulation boards
The thermal insulation boards are bonded to the wall with polymer-cement adhesive (e.g., Baumit ProContact), staggered in a pattern similar to brickwork to avoid vertical joints. After 24 hours, each board is additionally secured with plastic dowels, which provide mechanical stability to the system.
- 7
Step 7: Application of reinforced render layer
This is a key stage for the facade's strength. A first layer of render is applied, into which a fibreglass mesh is embedded with a 10 cm overlap at the joints. A second, smoothing layer is applied immediately after. This 'sandwich' protects the insulation from mechanical damage and cracking. A curing time of 3 to 7 days follows.
- 8
Step 8: Plaster application and final activities
After the render has fully cured, the surface is primed with a primer tinted to the plaster's colour. The final decorative plaster is applied the next day. We then dismantle the scaffolding, clean the site, and sign the handover protocol. The final payment of 30% is made, and the guarantee comes into effect.

Why choose Infra Remonti for your insulation renovation?
We offer more than standard retrofitting – we deliver a long-term engineering solution.
- We specialise in renovating houses, understanding the specific challenges such as uneven substrates, old materials, and the need for minimal disruption to occupants.
- We use thermographic analysis before and after the project to visually demonstrate the elimination of heat loss and the effectiveness of our work.
- We work with a minimum insulation thickness of 10 cm, aiming to achieve a U-value below 0.28 W/(m²K).
- Our standard is the complete removal of the old system. We never compromise by applying 'new over old,' which is risky and not durable.
- We apply complete certified thermal insulation systems (ETICS) like Baumit StarSystem, where every component is tested for compatibility and durability.
- For the coastal areas of Varna and Burgas, we exclusively use finish plasters with increased resistance to salt and moisture, and stainless steel fasteners.
- Our detailed quotes break down the cost of labour, materials, scaffolding, and transport, ensuring full transparency with no hidden costs.
- We provide a genuine 15-year written guarantee, which is tied to our company, not just the material manufacturer.
- Each project is managed by an assigned technical manager who is your direct point of contact and keeps you informed of progress daily.
- We handle the entire logistics – from material delivery and scaffolding erection to the removal of construction waste with a skip.
- The clear 30/40/30 payment plan, tied to project milestones, protects your investment and guarantees our commitment until the final stage.

Materials for professional insulation repair
We only use certified materials from proven manufacturers that guarantee durability and energy efficiency.
EPS Thermal Insulation Boards
We use facade-grade expanded polystyrene boards (EPS-F) from Baumit (StarTherm) or Austrotherm. Our standard is 10-12 cm thickness, with a thermal conductivity coefficient λ ≈ 0.038 W/(mK) and fire reaction class E. This is the most balanced solution in terms of cost-effectiveness for most houses, providing optimal thermal insulation and durability.
Mineral Wool Thermal Insulation Boards
For clients with the highest requirements for fire safety and soundproofing, we offer facade-grade mineral wool boards from Rockwool Frontrock or Knauf Insulation KR FAS. They are completely non-combustible (Class A1), vapour-permeable, and have an excellent λ ≈ 0.035 W/(mK). They are ideal for timber-frame houses or where enhanced fire resistance is required.
Adhesive and Base Coat Mortar
We work with high-quality polymer-modified mortars like Baumit StarContact White or Ceresit CT 85. These products serve both for bonding the boards to the substrate and for applying the reinforced base coat. They are characterized by high flexibility, adhesive strength (>0.25 MPa), and resistance to weathering, which is key to the strength of the entire system.
Alkali-Resistant Fibreglass Mesh
The reinforcing mesh is the 'skeleton' of the facade. We use ETAG 004 certified meshes, such as Baumit StarTex, with a weight of 160-165 g/m². Alkali resistance is critical, as cement-based mortars are alkaline and can degrade a low-quality mesh over time, leading to cracks. Our mesh guarantees long-term mechanical stability.
Silicone Finish Plaster
For the finish coat, we recommend a silicone plaster like Baumit SilikonTop or Ceresit CT 74. It is highly hydrophobic (water-repellent) and vapour-permeable, allowing the wall to 'breathe'. It has a 'self-cleaning' effect, as dirt has difficulty adhering to it and is washed away by rain. It is available in thousands of colours with high UV resistance.
Dowels for Mechanical Fixing
The choice of dowel depends on the substrate (brick, concrete, aerated concrete) and the insulation thickness. We use certified dowels from Ejot or Fischer with a plastic or steel pin. Their length is calculated as insulation thickness + 4-5 cm embedment into a solid substrate. The correct choice and number of dowels (6-12/m²) is a guarantee against detachment in high winds.
Types of Properties We Retrofit
Our expertise covers a wide range of single-family and multi-family houses.
