We use our own machinery, including mini excavators for excavation work and concrete mixers for delivering certified concrete. Our main activity is concentrated in Varna and Burgas, where we have in-depth knowledge of local conditions – high humidity, salty mists, and strong winds, which require specific construction techniques and materials. We select stone and bonding materials that have proven their durability in a marine climate. We also execute projects in Plovdiv and Sofia, where the main challenge is the freeze-thaw cycle, requiring special hydrophobic treatments of the stone and the use of elastic grouting compounds.

    Which problem we solve

    A stone fence is an investment in security, privacy, and aesthetics, but improper execution can lead to serious problems. We resolve the risk of structural defects, which are common in amateur work. One of the main problems we prevent is the settlement and cracking of the fence due to insufficiently deep or improperly reinforced foundations. For areas like Varna, with diverse soil layers, we conduct an analysis and calculate the foundation so that it reaches a solid stratum, often over 80 cm deep, and we use concrete class a minimum of C20/25 and B500B reinforcement. Another critical problem is water penetration into the masonry, which leads to destruction due to freezing in winter. We solve this by constructing a waterproofing barrier on the foundation, installing a coping with an appropriate slope and drip edge, and impregnating the entire surface with specialized products such as SikaGard-703 W. This protects against unsightly white salt stains (efflorescence) and extends the life of the masonry by decades. We also prevent the risk of 'bulging' or disintegration of the masonry by using the correct proportions of cement, sand, and additives in the mortar, consistent with the type of stone, and ensuring proper bonding between the stones (bond).

    Every element of the process is designed for maximum strength, durability, and aesthetics.

    Engineering survey and geodesic tracing

    Our engineer visits the site to assess soil conditions, terrain elevation changes, and access. We perform precise tracing of the fence axis with geodesic instruments to ensure its exact placement relative to property boundaries and avoid future legal disputes. This step is critical for proper foundation sizing.

    Excavation work for foundations

    Machine excavation of strip foundations with a minimum depth of 80 cm and a width of 40 cm, in accordance with the geological report or engineering assessment. The depth is increased for weak soils or steep slopes to reach the frost line and a stable soil layer. We transport the excavated soil to a regulated landfill.

    Construction of formwork and reinforcement for foundations

    We fabricate and install double-sided formwork for the foundations. We lay a reinforcing mesh of B500B class steel, with bar diameters according to the structural design (usually Ø12 mm). The reinforcement is calculated to absorb tensile stresses in the concrete, preventing cracking due to soil settlement. Reinforcing 'whiskers' are left for connection to the masonry.

    Pouring of reinforced concrete foundations

    Delivery and pouring of certified concrete class C20/25 or C25/30 into the prepared formwork. The concrete is vibrated with a deep vibrator to remove air voids and achieve maximum density and strength. The top surface of the foundation is precisely leveled to serve as an ideal base for the masonry.

    Horizontal waterproofing

    After formwork removal and concrete curing, a layer of bituminous or crystalline waterproofing (e.g., Mapei Planiseal 88) is applied to the foundation. This step is absolutely mandatory to stop capillary moisture from the soil reaching the masonry, preventing efflorescence, mold, and damage from freezing.

    Natural stone masonry

    Professional laying of the customer's chosen stone (gneiss, limestone, granite) with masonry mortar. We work using classic technology with full joints and proper 'bonding' of the stones, which ensures monolithic structure and strength of the wall. The masonry thickness is a minimum of 25-30 cm. We construct reinforced concrete columns every 4-5 meters for higher fences.

    Grouting of masonry

    After the main mortar hardens, the joints are cleaned and filled with a specialized grouting compound. We offer various colors to contrast or blend with the stone color. Proper grouting is not just about aesthetics – it seals the masonry against water penetration and protects the mortar in depth.

    Fabrication and installation of stone coping

    We fabricate and install coping (covering slabs) made of stone or concrete on the top edge of the fence. The coping has a critical function – it protects the masonry from direct wetting. It is made with an outward slope and a 'drip edge' (groove on the underside) that prevents water from running down the face of the fence.

    Hydrophobic impregnation (sealing)

    After the masonry and joints are completely dry (usually after 28 days), the entire surface is treated with a vapor-permeable hydrophobic impregnator (e.g., SikaGard-703 W). This creates an invisible protective film that repels water but allows the wall to 'breathe'. This drastically reduces pollution and protects against freeze damage, especially important for the marine climate.

    Site cleanup and handover

    Upon completion of all activities, our team cleans the construction site of all debris, materials, and tools. We hand over a completely finished and clean fence, ready for use, along with protocols for the materials used and a written 15-year warranty for structural integrity.

      Step 1: Consultation and Offer (1-2 days)

      Following your inquiry, we arrange a free on-site survey. We discuss your requirements for appearance, height, and stone type. Based on the survey and measurements, we prepare a detailed quantity-value estimate and a written offer with a fixed price. The offer includes all materials, labor, and machinery, with no hidden fees.

      Step 2: Contract and Advance Payment (1 day)

      Upon acceptance of the offer, we sign an official construction contract that outlines all project parameters: deadlines, prices, guarantees, rights, and obligations of the parties. We work with a standard payment scheme of 30/40/30 - 30% advance payment upon signing the contract to start work and material delivery.

      Step 3: Tracing and Excavation Work (2-4 days)

      Our team accurately traces the exact location of the fence according to the approved plan. We begin machine excavation work for the foundations to the design depth. We monitor soil homogeneity and, if necessary, make corrections to the foundation depth after approval by our engineer.

      Step 4: Foundation – Formwork, Reinforcement, and Concrete (3-5 days)

      We install the formwork panels and lay the reinforcing cages for the foundations and hidden columns. After inspection of the reinforcement by our technical manager, we pour C20/25 class concrete. The process is strictly controlled to ensure the correct geometry and strength of the foundation, which is key to the longevity of the entire fence.

      Step 5: Masonry and Construction of the Fence Body (10-15 days)

      After the concrete cures (minimum 7 days), the actual masonry begins. Qualified masons lay the stones, observing proper bonding technology and using quality masonry mortar. We embed the reinforcing 'whiskers' from the foundation into the masonry for a monolithic connection. If necessary, intermediate reinforced concrete columns are also poured.

      Step 6: Grouting and Coping Installation (3-4 days)

      When the masonry reaches the design height, we install the coping stone or concrete caps. These are glued with high-strength, elastic adhesive. Then we proceed to grouting, which is done manually to achieve dense and aesthetic joint filling. We clean the stone face of excess material.

      Step 7: Final Treatments and Cleaning (2-3 days)

      After the necessary technological drying time for the grouting compound (usually 7-14 days), we apply the hydrophobic impregnator. This final treatment seals the surface. We clean the entire construction site, remove debris, and restore the surrounding area to its original condition.

      Step 8: Object Acceptance and Final Payment (1 day)

      We invite you for a final inspection of the completed fence. We check every detail together. In the absence of remarks, we sign a handover protocol. We provide you with the written 15-year warranty and all accompanying documentation. The final payment of 30% is made according to the contract.

    Materials that guarantee durability

    Natural Gneiss Stone (Ivaylovgrad/Rhodopes)

    We primarily use high-quality Bulgarian gneiss, known for its strength and weather resistance. It has very low water absorption (<0.5%), which makes it ideal for outdoor conditions, especially in cold climates. Its compressive strength exceeds 120 MPa. We offer it in various colors (golden-beige, silvery-grey) and thicknesses (1.5-4.5 cm), allowing for design flexibility.

    Baumit MM 50 Masonry Mortar

    For masonry, we rely on ready-mixed dry compounds like Baumit MM 50. This is a factory-produced mortar with guaranteed qualities, compressive strength class M5 (>5 N/mm²), and excellent adhesion to natural stone. Using such a mix eliminates the risk of errors during manual mixing on site and ensures homogeneous strength throughout the fence. It contains additives that improve workability.

    Concrete Class C20/25 (B25)

    The foundations of every stone fence we build are poured with certified concrete class C20/25. This class guarantees a minimum characteristic compressive strength of 20 MPa after 28 days. It provides the necessary bearing capacity for heavy stone masonry and resistance to aggressive soil water. It is supplied by reputable concrete plants with a declaration of conformity.

    Steel for Reinforcement Class B500B

    All reinforcement in the foundations and hidden columns is made of hot-rolled ribbed steel class B500B. This class of steel has a yield strength of 500 MPa, providing high tensile strength. The ribbed profile ensures perfect adhesion to the concrete, forming a strong reinforced concrete element capable of bearing all loads.

    Hydrophobic Impregnator SikaGard-703 W

    For final protection of the stone and joints, we use SikaGard-703 W – a water emulsion based on silane/siloxane. The product is vapor-permeable (allowing the wall to 'breathe'), yet highly water-repellent. It reduces capillary water absorption by over 80%, protects against contamination, moss growth, and efflorescence. It is colorless and does not alter the appearance of the stone. Ideal for Varna's marine climate.

    Crystalline Waterproofing Mapei Planiseal 88

    For the waterproofing barrier between the foundation and the masonry, we prefer osmotic cementitious waterproofing like Planiseal 88. Upon contact with water, the active chemicals in its composition penetrate the capillary network of the concrete and form insoluble crystals that permanently block water passage. This provides perpetual protection against rising damp from below.
